2021 Home Inspection Checklist: What Changed Through 2026

A 2021 home inspection checklist captured the standards, code references, and technology assumptions that were current at the time. The underlying ASHI and InterNACHI Standards of Practice are intentionally stable, so the bones of a 2021 list still hold. The edges, though, have shifted. Newer code adoptions, refined alarm requirements, climate-adaptation considerations, and the now-mainstream use of thermal imaging and moisture meters have changed what a thorough inspector documents. This article walks the evolution from 2021 to 2026 and shows where a buyer should expect today’s report to go further than a list copied from five years ago.

What a 2021 Checklist Looked Like at the Time

In 2021, most general residential inspections in the United States referenced ASHI’s Standards of Practice and the InterNACHI Residential Standards of Practice as the scoping documents. Code references typically pointed to the 2015 or 2018 International Residential Code (IRC) because those were the editions adopted in most jurisdictions. Smoke-alarm placement and carbon-monoxide alarm requirements were standard. Thermal imaging existed but was not yet expected on a routine residential inspection; many reports listed it as an optional ancillary service. Drone-assisted roof photography was emerging but rare on small-firm inspections.

For the durable categories that have not changed (foundation, plumbing, electrical, HVAC, interior, safety), a 2021 checklist still functions today. For the categories where standards, code, or technology have moved, the same list now leaves gaps.

Standards Revisions: NACHI and ASHI 2021 to 2026

Both NACHI and ASHI have refined inspector standards in the period since 2021. NACHI’s Residential Standards of Practice has been amended in response to member feedback and code-cycle updates, and ASHI continues to publish Standards of Practice that membership reviews periodically. Substantive scope has remained intentionally stable so reports stay comparable across years. The most visible changes have been around documentation expectations, photographic standards in reports, and clearer language about what is excluded.

Code Cycle Adoptions: From 2018 IRC to 2021 and 2024

The 2021 IRC introduced changes that have since been adopted in many state and local jurisdictions, with the 2024 IRC now in early adoption. Affected items include continuous outdoor exhaust ventilation requirements in tightened envelopes, expanded electrical-vehicle-charging-readiness language for new construction, and ongoing refinement of ground-fault and arc-fault circuit-interrupter coverage. A 2021 list framed around the 2018 IRC will under-flag receptacles now expected to be GFCI/AFCI protected in many jurisdictions.

Smoke and CO Alarm Refinements

The National Fire Protection Association’s NFPA 72 has continued to refine smoke- and combination-alarm placement, including interconnection requirements and 10-year sealed-battery alarms in some jurisdictions. Carbon-monoxide alarm requirements remain mandatory in homes with fuel-burning appliances or attached garages in most states. A 2021 list that did not include the 10-year sealed-battery option or new interconnection wording can leave inspectors and homeowners unaware of upgrades available during a remediation.

Thermal Imaging and Moisture Meters: From Optional to Routine

The biggest practical change since 2021 is the everyday use of infrared thermal cameras and pin-type moisture meters during the general inspection. Five years ago, both were ancillary services or higher-end add-ons. Today, low-cost FLIR ONE and compact moisture meters are common pocket tools. The shift means a 2026 inspector can spot wet drywall, missing insulation, and HVAC duct gaps within minutes during the walk, and a 2021 checklist that does not include a thermal-scan note now reads as incomplete. Drones, Pole Cameras, and High-Roof Coverage

Roof coverage in 2021 often relied on binocular review from the eave when the pitch or height made walking the surface unsafe. Pole-mounted cameras and FAA Part 107 certified drone use have since become widespread on multi-story or steep-pitch roofs. A current checklist should explicitly call out the method of roof inspection (walked, drone, pole camera, binoculars) so the buyer understands the level of close-range coverage achieved.

Climate-Adaptation Considerations

Five years of insurance-market response to wildfire, hail, and water-loss claims has changed what is worth flagging in a general inspection in many regions. In Colorado’s Front Range, hail damage on roofs, wildfire defensible-space distance, and class-rated roofing materials are now routine inquiries because insurance carriers price and underwrite on them. A 2021 checklist may or may not have captured these items; a 2026 checklist should at minimum note hail-related shingle damage, defensible-space concerns where wildland-urban interface applies, and any roof-deck radiant-barrier or sprinkler installations.

Report Software Evolution

Report platforms such as Spectora, HomeGauge, Horizon, and InspectorPro have all added features since 2021: AI-assisted narrative suggestions, embedded video clips, repair-request builders, and direct integration with contractor referral and seller-disclosure systems. A 2021 paper-style checklist does not anticipate this delivery format. Buyers in 2026 should expect digital, photo-rich, link-embedded reports rather than scanned PDFs.

What 2021 Captured Well That Still Holds

For all the changes, most of a 2021 checklist still applies. Foundation cracking patterns, polybutylene supply lines, federal-pacific panel concerns, knob-and-tube remnants, galvanized supply replacement decisions, and roof-flashing details have not changed in any meaningful way. A buyer using a 2021 list can still cover the bulk of the inspection accurately, especially when paired with a current total checklist for the categories that shifted.

How to Update an Older Checklist Without Rewriting It

Rather than discarding a 2021 list, several add-on sections bring it current. Add a “thermal scan” note to every major system row (attic insulation pattern, plumbing wall behind tub, HVAC ducts in unconditioned spaces, electrical-panel heat signature). Add a “moisture meter” line for known wet-location flags (under sinks, around toilets, basement perimeter). Add a “roof inspection method” line indicating walked, drone, pole, or binoculars. Add a climate-adaptation row covering hail, wildfire, and ice-dam where regionally relevant. Add a “report platform” line so the homeowner knows the deliverable format. With those updates layered in, the 2021 bones of the document still work.

When a Full Rewrite Makes Sense

Inspectors providing their own forms typically rewrite rather than patch because their report software dictates the flow. Pre-2020 vs. Modern Inspection Standards

The general inspection of 2010 looked different from the inspection a buyer receives today, and the gap is wider than most homeowners realize. Older Standards of Practice from ASHI and InterNACHI focused almost entirely on visual examination of accessible systems, with little expectation that an inspector would carry instruments beyond a flashlight, ladder, screwdriver, and outlet tester. Reports were often text-heavy, narrative-style documents with limited photo support. Thermal scanning was treated as an exotic add-on, moisture meters were optional, and climate-resilience checks did not appear in any major SOP. The 2021 generation of standards updates and the field practice that has followed them have closed several of those gaps.

Modern inspection workflow now treats thermal imaging as table stakes for any inspector who wants to compete for higher-end work, even though both ASHI and InterNACHI still classify it as outside the minimum scope. Moisture meters are used routinely at suspect drywall, around tub surrounds, at the base of exterior walls under windows, and in basements. Reports are now photo-forward, often with annotated screenshots that point to specific deficiencies, and digital delivery within 24 hours is the expectation rather than the exception. The older standards never anticipated drone-assisted roof photography, mobile-software-driven reports, or the embedded video that a modern Spectora or HomeGauge report can include. Climate-resilience checks, which are now expected in coastal, wildfire, and snow-load regions, were entirely absent from pre-2020 frameworks.

Climate-Adaptive Updates Inspectors Now Check

Inspector training programs have responded to a decade of more severe weather by adding climate-adaptive checkpoints that pre-2020 checklists ignored. In wildfire-prone zones across California, Colorado, Arizona, and the Pacific Northwest, defensible-space documentation is now part of a thorough inspection. That means noting combustible vegetation within five feet of the structure, mulch type within the immediate ignition zone, attic-vent ember-screening at one-eighth-inch mesh or finer, and the presence of Class A roofing assemblies. Many insurance carriers in California now require this documentation before binding a new homeowner policy, and the inspector who captures it photo-by-photo saves the buyer a separate site visit.

In coastal hurricane zones from Texas through the Carolinas, the modern checklist adds hurricane-strap verification at roof-to-wall connections, sill-plate anchorage at the foundation, garage-door wind-rating labels, and impact-rated glazing or shutter readiness. These items did not appear in 2010-era SOPs because windstorm mitigation credits had not yet been adopted by most state insurance departments. In basement-prone regions of the Midwest and Northeast, changing precipitation patterns have made moisture-meter readings at finished basement walls a standard expectation. Inspectors now check sump-pump cycling, battery backup presence, perimeter drainage slope at four to six inches drop over the first ten feet, and downspout extension. Snow-load checks have similarly grown more rigorous in the Rockies and Northeast, with inspectors documenting ice-dam evidence, attic insulation depth against the relevant climate-zone code, and visible deflection of unsupported roof framing. None of these items appeared on the 2010 checklists, and all of them now influence whether a buyer pays a fair price or inherits an unbudgeted retrofit.
