Site, Grounds, and Drainage
The outdoor walk begins at the property line. The inspector evaluates lot grading away from the foundation, gutter discharge, downspout extensions, walkway condition, retaining-wall lean, driveway settlement, deck and porch attachment, exterior stair geometry, handrail height, and yard drainage features. Vegetation contact with siding, tree limbs against the roof, and soil-to-wood contact along sills are all noted. Drainage findings often drive the largest dollar amounts on the entire report because chronic moisture against a foundation can produce structural and indoor-air-quality consequences for years.
Foundation and Structure

Roof leak evidence shows up as staining on sheathing, rust on nails, or compressed insulation. Wiring conditions and old knob-and-tube remnants are flagged here as well.
Plumbing Supply, Drainage, and Fixtures
The plumbing section captures supply piping material (copper, PEX, galvanized, polybutylene), drain piping material (cast iron, ABS, PVC), fixture function in every room, water-heater capacity and age, TPR valve and drain pan, expansion tank where required, shutoff locations, and visible cross-connections. Functional flow and drainage at each fixture is tested. Polybutylene supply, galvanized of unknown age, and orangeburg drainage all draw attention on a total checklist because of replacement cost.
Electrical Service, Panel, and Branch Circuits
Service entry is identified (overhead or underground, amperage), the panel is opened to examine breaker labeling, double-tapped lugs, aluminum branch wiring, federal-pacific or Zinsco panels of concern, neutral-and-ground bonding, GFCI protection in wet locations, AFCI coverage in sleeping areas, exterior receptacle weather covers, and smoke and carbon-monoxide alarm placement. The ICC-adopted electrical code through each jurisdiction sets the underlying requirements that the inspector cross-references.
Heating, Cooling, and Ventilation Equipment
Furnace or boiler age, BTU input, combustion-air supply, flue and venting condition, filter access, and operating cycle are all checked. Air conditioning condensers are evaluated for level pad, refrigerant-line insulation, and approximate age from serial-number lookup. Heat pumps add reversing-valve and defrost considerations. Built-in Appliances and Laundry
Laundry hookups (hot, cold, drain, dryer-vent material and routing, dryer-vent termination), washer and dryer operating note where present, and dryer-vent restriction risk are recorded. Vinyl flex dryer ducting is flagged because of code prohibition for transition use.
Safety Items: Smoke and CO Alarms, Egress, Garage Separation
Smoke alarms, carbon-monoxide alarms (especially relevant in Colorado where state law requires them in homes with fuel-burning appliances or attached garages), bedroom egress window size, stairway lighting, garage-to-house separation (5/8-inch type X drywall on common walls), self-closing door, and the absence of ductwork penetrating the firewall are all captured. Garage, Driveway, and Service-Area Notes
Garage door operation, photo-eye reverse, manual-release pull, opener attachment, slab condition, vehicle-door header, and any unprotected gas-line penetrations are documented. Specialty Inspection Add-Ons Beyond the Standard Scope
A total general inspection follows the visual-only scope of the ASHI and InterNACHI standards, but several conditions sit outside that scope and require dedicated specialty work. Buyers who know which add-ons exist before scheduling can bundle them at booking and avoid a second mobilization fee or a delayed contingency. The most commonly requested specialty inspections fall into seven categories that each address a distinct risk class the general inspector flags but does not investigate further.
Sewer-line video scoping runs roughly $200 to $400 and pushes a camera through the main drain from a cleanout or roof vent to the municipal tap. The video reveals root intrusion, bellies, separated joints, and clay-pipe collapses that no general inspector can see from inside the house. Homes more than 40 years old, mature trees within 15 feet of the lateral, or any drain that drains slowly during the inspection are common triggers for scoping. Mold sampling, in the $300 to $500 range, includes air-cassette samples in suspect rooms and a control sample outdoors, with lab turnaround in three to five business days. Sampling is appropriate when visual mold is present, when an occupant reports symptoms, or when humidity readings exceed 60 percent in conditioned space.
Radon testing, generally $150 to $250 for a continuous-monitor short-term test, is recommended in every Zone 1 county and many Zone 2 counties under the EPA mapping. A 48-hour closed-house test produces an averaged result in picocuries per liter, with mitigation considered above 4.0 pCi/L. Thermal imaging adds $100 to $300 when scoped as a stand-alone deliverable, and it locates missing insulation, moisture intrusion behind finishes, electrical hot spots at the panel, and air-sealing failures. Asbestos sampling, usually $50 to $100 per sample with $300 minimums, is appropriate before any planned renovation in homes built before 1985, particularly for popcorn ceilings, vinyl-asbestos floor tiles, and pipe-wrap insulation.

A foundation engineer site visit, typically $500 to $1,200, follows any general-inspector note of active movement, stair-step cracking wider than a quarter inch, or sloping floors more than one inch over twenty feet. A structural engineer follow-up addresses larger questions: ridge sag, load-path concerns at a removed bearing wall, or post-and-beam connection issues in older homes. These engineering opinions carry the weight of a licensed PE stamp, which lenders and insurance carriers may require before underwriting can proceed. Bundling these add-ons at booking is generally 20 to 30 percent cheaper than scheduling them separately, and a single contact for follow-up simplifies the negotiation phase of the transaction.
