Aurora housing context
Aurora’s growth has been roughly chronological as you move from the older central portions of the city eastward and southeastward. Central Aurora and Hoffman Heights date to the 1950s and 1960s. Radon: same Front Range pattern
Arapahoe County is EPA Radon Zone 1. Aurora’s geology, the same uranium-bearing sedimentary formations underlying the broader Front Range, drives elevated indoor radon levels. The CDPHE estimates roughly half of Aurora-area homes test above the EPA action level of 4.0 pCi/L. Pre-purchase radon testing is essentially mandatory.
New construction in Aurora’s eastern subdivisions built to 2009 IRC and later includes radon-resistant new construction features (passive sub-slab depressurization stub pipes), but these passive systems do not always perform adequately and post-construction testing is still appropriate.
Hail damage
Aurora is squarely in the Front Range hail zone with frequent claim-worthy hail seasons. Most Aurora homes have had hail damage and roof replacement in the past 10 years; many have multiple replacements. A specialty roofer’s hail inspection is recommended in addition to the general inspection on any home where roof age is unclear.

Expansive soils
Eastern Aurora and parts of central Aurora sit on expansive clay soils. Foundation movement, slab heave, and characteristic settling cracks are common. Subdivisions developed in the late 1990s and 2000s have the most-reported soil-related issues, partly because some construction practices of that era did not adequately mitigate expansive soils.
Visible foundation movement signs warrant a structural engineer’s evaluation ($400 to $700) in addition to the general inspection. The engineer’s report distinguishes between cosmetic settling (most common) and structural movement (less common but consequential).
Other Aurora considerations
Buckley Space Force Base proximity. Significant military and DoD-employed population. VA loans are common in Aurora; VA loan property condition standards are stricter than conventional. Wood-destroying organism (WDO) inspection is required for VA loans. Pre-purchase planning for VA-financed transactions should include WDO inspection and a careful read of property condition standards.
Sewer line condition in older Aurora. Pre-1980 Aurora homes often have clay or cast iron sewer lateral lines. Sewer scope ($150 to $250) is recommended for any pre-1980 property.
Solar PV adoption. Growing solar adoption in Aurora, particularly in newer subdivisions. Rooftop solar complicates roof inspection and adds maintenance considerations; specific solar inspection is appropriate.
