Buyers Home Inspection Checklist: 2026 Pre-Closing Guide
A buyers home inspection checklist is the working document that a credentialed home inspector uses on site and that smart buyers review afterward to know what was actually checked. The InterNACHI and ASHI standards of practice define the minimum scope — exterior, roof, structure, plumbing, electrical, HVAC, interior, insulation, and fireplaces — and credentialed inspectors document findings against that scope. This guide walks through what each major checklist section covers, what the inspector is actually looking for, what falls outside the standard scope and may require specialty inspections, and how to read the resulting report so the findings translate into informed negotiation. Standards referenced come from current ASHI and InterNACHI guidance.
What a buyers home inspection actually covers
The standards of practice define a visual, non-invasive inspection of accessible systems and components. The inspector documents readily observable conditions, names defects, and notes anything that requires further evaluation by a specialist. The standards explicitly do not require the inspector to dismantle, disassemble, or destroy any part of the home to access hidden components. What can be seen is what gets reported.
Scope varies slightly between InterNACHI’s Standards of Practice and ASHI’s. Both cover the same major systems. State licensing rules in jurisdictions that license inspectors — Colorado does not currently license home inspectors statewide, though some municipalities have local requirements — may add specific items or limitations.
Exterior and grounds
The inspector checks the exterior envelope from accessible vantage points on the ground and from any roof-edge view that is safe to attain. Items documented include siding condition, paint and trim condition, exterior caulking and sealants, window and door condition from outside, deck and porch attachments and ledger details, exterior stairs and handrails, exterior outlets and lighting, hose bibs and exterior plumbing, driveways and walkways for trip hazards or settling, and grading and drainage near the foundation.
Grading is one of the most consequential exterior items because it determines whether water moves away from the foundation or toward it. The standard expectation is at least 6 inches of slope away from the foundation within the first 10 feet. Reverse grading, where water flows toward the building, is a serious finding that often shows up as basement seepage years later.
Roof
The inspector documents roof covering condition (asphalt shingle, tile, metal, or other), flashings around penetrations, valleys, ridges, chimney crickets, vent caps, gutters and downspouts, soffits and fascia, and any visible evidence of past or current leakage. Inspectors are not required to walk the roof if doing so would be unsafe; many document from ladder height at the eaves or from drone imagery if equipped.
Common roof findings
Lifted or missing shingles, cracked or curling shingles past their service life, failed flashing at chimneys and roof-wall intersections, clogged or broken gutters and downspouts, and inadequate ventilation at ridges or soffits. Hail damage is a common Front Range finding and may warrant specialist assessment by a roofing contractor or insurance adjuster.
Structure and foundation
The inspector documents foundation type (basement, crawl space, slab on grade), any visible cracking in foundation walls and slabs, evidence of past water intrusion, framing condition where visible (in attic, basement, or crawl space), beam and post connections, and any signs of deflection or settling.
Hairline cracks in foundations are common and not necessarily defects. Stepped cracks following mortar joints, horizontal cracks, and cracks with displacement are more serious and may warrant structural engineer evaluation. The inspector documents what is seen and recommends further evaluation when warranted.
Plumbing
The inspector documents visible supply piping material (copper, PEX, polybutylene, galvanized steel), waste piping material (cast iron, ABS, PVC), water heater type and age and condition, fixtures (faucets, toilets, tubs, showers), main water shutoff location and function, exterior hose bibs, and any visible leaks or corrosion.
Polybutylene and galvanized callouts
Polybutylene supply piping was installed widely from the late 1970s through the mid-1990s and has a documented failure history. Inspectors flag polybutylene with a recommendation for further evaluation. Galvanized steel supply piping in older homes (typically pre-1960) corrodes from the inside and reduces flow over time; visible signs include rusty water and reduced pressure.
Electrical
The inspector documents service entrance type and capacity, main panel manufacturer and condition, presence and condition of GFCI and AFCI protection where required, visible branch circuit wiring type (copper, aluminum), grounding system, panel labeling, and any visible defects such as double-tapped breakers, missing knockouts, or unsafe modifications.
Federal Pacific and Zinsco panels
Certain panel manufacturers (Federal Pacific Stab-Lok, Zinsco) have documented failure histories and inspectors flag them with a recommendation for evaluation by a licensed electrician. Aluminum branch wiring (common in homes built roughly 1965 to 1973) requires specific termination methods and is another finding that typically warrants electrician evaluation.

HVAC
The inspector documents heating system type and approximate age, cooling system type and approximate age, condition of accessible ductwork, filter condition and location, thermostat operation, and any visible defects. Inspectors operate the system briefly through normal controls to verify basic function but do not perform combustion analysis, refrigerant charge testing, or other specialty diagnostic work.
Furnace and water heater venting is checked for proper slope, connections, and clearance from combustibles. Cracked heat exchangers are not visible without disassembly and are explicitly outside the standard inspection scope — buyers concerned about heat exchanger condition can request a specialty inspection from an HVAC technician.
Interior
The inspector documents floor, wall, and ceiling condition in each room, window and door operation, evidence of water staining or past leakage, kitchen appliance presence and basic function, bathroom fixture function, smoke and carbon monoxide alarm presence, fireplace and chimney condition from interior, and stairs and railings.
Insulation and ventilation
The inspector documents attic insulation type and approximate depth, ventilation (soffit vents, ridge vents, gable vents), insulation condition where accessible in crawl spaces and basements, and any signs of moisture or pest activity. Vapor barriers and air sealing are noted where visible.
What typically falls outside the standard scope
Several systems and conditions are not part of the standard buyers home inspection and may require separate specialty inspections. Mold testing and assessment is similarly an ancillary or specialty service. Sewer line scoping with a video camera is increasingly common for older homes and is a specialty service. Pest inspection, termite letters, and wood-destroying organism reports are separate inspections, often by licensed pest control operators. Pool, spa, and detached structure inspections may require additional scope agreements.

How to use the checklist before and during the inspection
Before the inspection, read the inspector’s pre-inspection agreement carefully. It defines scope, limitations, and the inspector’s professional liability. Confirm what is included and what would be a separate fee.
During the inspection, attend if possible. Most credentialed inspectors welcome buyers on site for the final walk-through portion to discuss findings. Bring a notebook, ask about anything you do not understand, and take photographs alongside the inspector’s documentation.

How to read the report
Reports vary in length and structure but typically include an executive summary, system-by-system findings, photographs, and recommendations for further evaluation. Major issues (safety, structural, large systems near end of life) are usually called out separately from cosmetic items.
Translate findings into negotiation strategy carefully. Many findings are normal maintenance items that come with any older home. Negotiating credit on every item often backfires. Focus on safety issues, large system replacements, and items that materially affect habitability. Cosmetic and minor items are usually accepted as part of the property as-is.
Common Front Range inspection findings
Hail damage to roofs and siding. Expansive soil-related foundation cracking on the Front Range bentonite belt. Radon levels above 4 pCi/L (Colorado has elevated radon prevalence statewide). Aluminum branch wiring in 1960s and 1970s homes. Polybutylene supply piping in 1980s and 1990s homes. Older Federal Pacific or Zinsco panels in homes from the 1960s through 1980s. Asbestos textured ceilings (popcorn ceilings) in pre-1980 homes. Lead-based paint risk in pre-1978 homes.
When to hire a specialist after the inspection
Hire a structural engineer when the inspector flags significant foundation cracking, deflection, or settling. Hire a licensed electrician for panel replacement scoping or branch wiring concerns. Hire an HVAC contractor for system replacement quotes or heat exchanger evaluation. Hire a roofing contractor for hail damage assessment. Hire specialty environmental testing for radon, mold, asbestos, lead, or other hazards flagged for further evaluation. The inspection report identifies candidates; specialists scope and price the work.
