A usable thermal camera starts around $200 and a professional building-diagnostics imager tops out past $15,000. Where a specific camera lands inside that range comes down to three things: how many pixels the detector has, how sensitive it is, and what you plan to point it at. A 60–80 mK camera is fine for finding a missing batt of insulation or an obvious plumbing leak. Chasing early-stage moisture, subtle thermal bridging, or a warm breaker before it fails wants 40 mK or better, and that lower noise floor adds real cost in detector grade and signal processing. Optics, chassis, and calibration

Thermal lenses are germanium, not glass, because ordinary glass is opaque to long-wave infrared — that alone makes the optics expensive. None of that shows on the resolution line of a spec sheet, but you pay for it.

The gap is not the sensor — it is in-country warranty turnaround, recalibration centers, training, and accessory availability over an 8-to-10-year life.
