Mobile Home Inspection Checklist: A Buyer’s Guide
Manufactured and mobile homes are built to a federal standard rather than local building codes, which means inspecting one differs in real ways from inspecting a site-built house. A good mobile home inspection checklist focuses on the parts unique to factory-built housing: the chassis and tie-downs, the skirting and underbelly, the marriage line on multi-section units, and the HUD data plate that proves the home meets federal construction standards. Whether you are buying a 1985 single-wide in a Front Range park or a newer multi-section home on a private lot, knowing what an inspector should examine helps you read the report and ask better questions.
What should a mobile home inspection checklist cover?
At minimum, the inspection should address the same systems any house has — roof, electrical, plumbing, heating, and interior — plus the structural elements specific to manufactured homes. The unique items are the steel frame (chassis), the anchoring and tie-down system, the pier supports, the underbelly wrap, the skirting and ventilation, and on double-wides the marriage line where the two sections join. An inspector should also locate the HUD certification label and the data plate, since these confirm the home was built to the federal Manufactured Home Construction and Safety Standards that took effect in 1976.
Homes manufactured before June 15, 1976 predate that federal standard and are technically “mobile homes” rather than HUD-code “manufactured homes.” They are often harder to finance and may carry more wear, so confirming the build date early matters. Structure, chassis, and anchoring
The steel frame carries the entire load, so inspectors look for rust, sagging, or damage to the I-beams and crossmembers. Tie-downs and anchors resist wind uplift; missing, corroded, or improperly installed anchors are a common and serious finding, particularly on the windy Front Range. Pier supports should sit on stable footings, be plumb, and bear evenly. Gaps between a pier and the frame, shimmed stacks of wood, or piers sinking into soft soil all point to settlement that can rack the structure.
On multi-section homes, the marriage line is where leaks and separation show up. Inspectors check that the two halves are properly fastened, sealed, and level relative to each other. A separated marriage line shows as ceiling cracks along the centerline, gaps in flooring, or daylight at the roof ridge. Releveling a manufactured home is a routine but real expense, so document any unevenness.
Skirting and underbelly
Skirting encloses the crawl area, and it must be vented to prevent moisture buildup while keeping out rodents. The underbelly wrap (the black membrane under the floor) protects insulation and ductwork; tears in it let in moisture and pests and let out conditioned air. An inspector should note torn underbelly, disconnected ducts, and any standing water under the home. Roof, exterior, and windows
Older mobile homes often have low-slope metal or membrane roofs that require periodic resealing, while newer manufactured homes increasingly use pitched shingle roofs. Inspectors check for ponding, rust at seams, failed coatings, and leaks around roof penetrations. Inside, water stains on ceilings near the marriage line or exterior walls signal roof or window leaks.
Exterior siding (often vinyl or metal) should be checked for damage and proper attachment, and windows for cracked panes, failed seals, and operation. Because manufactured homes flex slightly during transport and over time, window and door misalignment is common and usually cosmetic, but it can also hint at frame or pier problems if doors no longer latch. Plumbing, electrical, and HVAC
Manufactured homes use the same plumbing fixtures as site-built houses, but the supply and drain lines run through the underbelly where freezing and leaks are common. Inspectors run fixtures, check water pressure, look for leaks under sinks and at the water heater, and verify the lines are insulated. Older homes may still have polybutylene supply piping, which is prone to failure and worth flagging.
Electrical inspection covers the main panel, breaker sizing, grounding and bonding, and the condition of outlets and GFCI protection in kitchens and baths. Some older mobile homes used aluminum branch wiring, which requires special connectors to be safe. For heating, many manufactured homes use a forced-air furnace with ducts running through the floor; inspectors check the furnace age and condition and look for crushed or disconnected ducts in the underbelly. Interior and moisture
Inside, inspectors look at floors for soft spots (a sign of water damage or rot), walls for the typical vinyl-on-gypsum panels that can delaminate when wet, and ceilings for stains. Soft flooring near exterior doors, around toilets, or at the marriage line is one of the most reported manufactured-home defects because subfloor particleboard swells and crumbles once it gets wet. Note any musty odors, which can indicate hidden moisture under the home.
Insulation and ventilation deserve attention in Colorado’s climate. The data plate states the thermal zone the home was built for, and many older units are under-insulated by modern standards, driving high heating bills and condensation problems. Inspectors check for adequate insulation where visible, look for condensation or frost on windows and in the underbelly, and confirm bathroom and kitchen exhaust fans vent to the exterior rather than into the cavity, where they would feed moisture and mold.

The HUD data plate, tags, and what they tell you
Two pieces of documentation are central to any manufactured-home inspection. The HUD certification label is a metal tag affixed to the exterior of each section — a red certification plate confirming the home was built to the federal Manufactured Home Construction and Safety Standards. The data plate is a paper label, usually found inside a cabinet, closet, or near the electrical panel, listing the manufacturer, the date of manufacture, the wind zone and thermal zone the home was built for, and the appliances installed at the factory.
These tags matter for more than recordkeeping. The wind-zone rating tells you whether the home was built to withstand the conditions where it now sits; a home rated for a low wind zone but installed in a high-wind area may need additional anchoring. The thermal zone indicates the insulation package, relevant in Colorado’s cold winters. Missing tags complicate financing and insurance and can signal that sections were swapped or the home was modified. An inspector who cannot locate either tag should note it, because lenders frequently require proof the home is a HUD-code unit before approving a loan.
Additions, modifications, and permits
Many manufactured homes accumulate add-ons over the years: covered porches, carports, sunrooms, decks, and extra rooms. These are a frequent source of problems because they are often built without permits, attached improperly to the home, or supported on inadequate footings. An addition that ties into the home’s structure can transfer loads the chassis was never designed to carry, or trap water against the original wall. Inspectors look at how additions connect, whether they have independent foundations, and whether roof lines shed water away from the seam. Buyers should ask whether additions were permitted, since unpermitted work can create insurance and resale headaches.
How does a manufactured-home inspection differ from a site-built one?
The systems overlap, but the emphasis and the standards differ in ways buyers should understand. A site-built home is inspected against local building codes; a manufactured home is built to a single federal HUD standard, so the inspector evaluates whether it still meets that standard and whether its installation (the setup) was done correctly. The setup — leveling, anchoring, pier placement, utility connections — is where many manufactured-home defects originate, and it is the part a general site-built inspection would not address.
Financing and appraisal also intersect with the inspection. Lenders treat manufactured homes differently, often requiring the home to be permanently affixed, on a permanent foundation, and titled as real property rather than a vehicle. An inspector’s findings on the foundation, anchoring, and HUD tags can directly affect whether a particular loan program will fund the purchase. For that reason, buyers should align the inspection with their lender’s requirements and flag any issue that could derail financing early in the contract window.
When should you bring in a specialist?
A general inspector flags problems; some require a specialist to price or fix. Significant frame rust or sagging may warrant a manufactured-home setup contractor or structural evaluation. Suspected anchoring deficiencies in high-wind areas should be reviewed by an installer familiar with state setup standards. Electrical concerns like aluminum branch wiring should go to a licensed electrician.
