What actually kills mold in a home

The honest answer is that no single product “kills” mold the way an ant trap kills ants. Mold colonies are removed by physical disturbance, captured by HEPA filtration, and prevented from coming back by eliminating the moisture source. The Environmental Protection Agency is explicit on this point: cleaning solutions reduce surface load, but only source-moisture correction and physical removal stop regrowth. Spraying bleach on a wall and walking away is not killing mold. It is bleaching the visible color while the colony continues to grow on the cavity side.

That said, several cleaning agents do reduce surface contamination effectively when used on nonporous materials. Detergent and warm water is the EPA’s first recommendation for small homeowner projects. A 1-cup-bleach-to-1-gallon-water solution is sometimes used on hard surfaces, though it can damage some finishes and produces fumes that warrant ventilation. The fix happens before the cleanup, not after.

Above 10 square feet, the agency recommends a credentialed remediation contractor. The threshold exists because larger projects produce larger spore disturbances during cleanup, because hidden cavity mold is more likely behind a larger visible footprint, and because the moisture source on bigger projects often requires diagnostic equipment the homeowner does not own.

Health status changes the threshold downward. The CDC recommends that pregnant residents, infants, the elderly, people with asthma or respiratory conditions, transplant recipients, and other immunocompromised individuals avoid mold cleanup work themselves regardless of size. PPE for the homeowner project

Personal protective equipment for a small DIY mold-cleanup project is not optional. The EPA and CDC list the same baseline: an N95 respirator at minimum, nitrile or rubber gloves that extend to mid-forearm, sealed safety goggles without ventilation holes, and clothing that can be washed separately after the work. Detergent and warm water — the EPA first-line recommendation — works on most household surfaces and produces minimal fumes. It is the safest default.

Bleach diluted to about one cup per gallon of water is sometimes used on hard, nonporous surfaces. It bleaches discoloration and reduces surface microbial load.
