What a Moisture Meter Tells You (and What It Can’t)

A moisture meter answers one question: is this material wetter than it should be? It does that by reading an electrical property of the material that changes with water content, then converting that reading into either a percent moisture content or a comparative reference number. The instrument does not find leaks, prove mold, or fix anything. It turns “this wall feels damp” into a number you can act on, document, and compare against a dry baseline elsewhere in the same building.

How it actually measures water

There are two sensing methods, and they measure different things. A pin-type meter drives two metal probes into the material and measures electrical resistance between them. Water conducts, so wetter wood or drywall drops the resistance, and the meter maps that to a moisture value at the depth the pins reached. A pinless meter presses a flat sensor pad against the surface and reads capacitance across a shallow electromagnetic field, giving an area-averaged result roughly a quarter- to three-quarter-inch deep without leaving holes.

Resistance meters are most accurate in solid wood below the fiber saturation point, which sits near 28 to 30 percent moisture content. Above that level nearly all readings plateau, because the free water has already saturated the cell walls and additional water barely changes conductivity. That single fact explains why a meter can read “35 percent” on soaked framing and mean little more than “very wet.”

Reading the number correctly

The displayed value only means what the material and scale say it means. For solid wood the reading is a true percent moisture content, but it must be corrected for species, because red oak and Douglas fir have different resistance curves at the same actual moisture. For gypsum, brick, and plaster, most meters show a comparative or “wood moisture equivalent” (%WME) scale that has no absolute meaning on its own. You interpret those readings by comparison: take a baseline on known-dry material of the same type, then compare the suspect area against it.

Wood does not have one universal target — it equilibrates to the surrounding air. That equilibrium moisture content shifts with indoor temperature and relative humidity, which is why the same board reads lower in a dry, heated Front Range interior in January than in a humid basement in July. When you find elevated moisture, the practical benchmark is time, not just a number: the EPA advises that wet building materials be dried within 24 to 48 hours to keep mold from taking hold.

What a moisture meter can’t do

  • Find the source. It confirms the material is wet; it can’t tell you whether the water came from a roof, a supply line, condensation, or grade. Tracing that needs visual inspection and often a thermal camera.
  • Detect mold. A meter measures moisture, not microbes. Wet material may have no mold; visibly moldy material may have already dried. If you’re chasing hidden growth, pair readings with the steps in how to detect mold in walls.
  • Read reliably through wallpaper, foil-backed board, tile, or near metal. Conductive coatings and embedded conduit distort pinless capacitance badly, and metal behind drywall can throw a false high.
  • Replace a slab moisture test. A surface reading screens concrete, but flooring warranties require an in-situ relative humidity test per ASTM F2170, not a handheld number.

Pin or pinless — which mode

Use pins when you need depth-specific information or don’t mind small holes: framing lumber, subfloor diagnostics, or confirming that a “wet” pinless reading is real moisture rather than surface interference. Use pinless for finished surfaces, large-area surveys, and any place a pinhole would be a cosmetic problem. Common mistakes that produce bad readings

Reading a rain-soaked deck or freshly cleaned wall tells you the surface is wet, not the core — wait for surface drying or use pins at depth. Skipping species correction on wood exaggerates or understates the true value. Trusting a single reading instead of taking several and looking for a pattern hides both false alarms and real problem zones. And comparing numbers between two different brands without recognizing that each uses its own calibration will mislead you every time; compare a meter only against itself.

Before any reading that supports a real decision, verify the meter against its calibration check block if it has one.
