What Does a Home Inspection Cover: Scope and Exclusions Guide

The simplest way to think about what does a home inspection cover is to treat it like a standard insurance policy: there is a list of included items, a list of excluded items, and a fine-print section that explains the limits of the included items. A typical 2026 home inspection covers the major visible, accessible, and operable systems of a single-family home — structure, roof, exterior, plumbing, electrical, heating and cooling, interior, and insulation — using a non-invasive visual methodology. This guide walks through what falls inside the policy, what falls outside, and where the boundary lines are typically drawn.

What does a home inspection actually cover?

A home inspection is a visual, non-invasive examination performed against a defined Standards of Practice document. The two most-cited standards are the American Society of Home Inspectors (ASHI) SOP and the InterNACHI SOP, which are similar in scope. Both define eight to ten “covered” system categories that the inspector must examine and report on, plus a list of items the inspection is not required to evaluate. Each category requires a written report of the components observed, their general condition, and any deficiencies that warrant repair or further evaluation.

The “covered” side of the policy

Structure and foundation

The inspector examines visible portions of the foundation walls, slab, columns, and floor framing. They walk the basement or crawlspace if accessible. They check for cracks, water staining, settlement evidence, and structural movement. They do not perform invasive testing, geotechnical analysis, or load calculations — those are engineer-scope items if the inspection raises a concern.

Roof

The inspector walks the roof when safely accessible or evaluates from a ladder edge when the slope or condition prevents traversal. They examine the covering material (asphalt shingle, tile, metal, or membrane), flashing at penetrations, gutters and downspouts, and visible chimney exterior. They estimate the roof’s remaining useful life as a range. They do not certify the roof or provide a warranty.

Plumbing

The inspector identifies the supply piping material (copper, PEX, galvanized, polybutylene), the drain-waste-vent piping, and tests visible fixtures by operating them. They examine the water heater for age, capacity, and visible defects. They check water pressure and drain function at sinks, tubs, and toilets. They do not perform pressure testing on supply lines, video-scope sewer lines, or test private wells unless those items are contracted separately.

Electrical

The inspector identifies the service entrance, panel manufacturer and capacity, branch circuit wiring type, and visible outlet and switch condition. They use a tester on a representative sample of receptacles to check polarity and GFCI/AFCI function. They open the main panel cover when safely possible. They do not load-test circuits, evaluate compliance with current National Electrical Code, or test every outlet.

Heating and cooling

The inspector operates the heating and cooling systems through normal thermostat controls and observes the response. They identify the equipment age, type, and capacity. They check accessible ductwork and registers. They do not perform combustion analysis, refrigerant pressure testing, or HVAC commissioning — those are HVAC-contractor-scope items.

Exterior and interior

The inspector walks the perimeter examining siding, trim, windows, doors, walkways, and drainage. Inside, they examine walls, ceilings, floors, stairs, fireplaces, attic spaces, and built-in appliances. They operate doors and windows on a representative sample. They identify moisture staining, visible damage, and safety concerns.

The “excluded” side of the policy

The exclusion list is at least as important as the inclusion list because it is the source of most buyer disappointment. The standard SOP exclusions include cosmetic conditions (paint condition, wallpaper, carpet wear), buried or concealed components, code-compliance evaluation, environmental hazards (asbestos, lead, mold, radon, formaldehyde, asbestos-containing materials), pest infestation specifics (termites, rodents), and any system that is shut off or inaccessible at the time of inspection.

Environmental hazards deserve specific attention because buyers frequently assume they are covered. They are not. Radon testing, mold testing, asbestos testing, and lead-paint testing are all separate services that an inspector may offer as add-ons but that are not part of the base inspection. A buyer who wants those evaluations needs to contract for them explicitly, either through the inspector if they offer the service or through a specialist.

Pools, spas, sprinkler systems, and outbuildings are typically excluded from the base inspection unless specifically added to the agreement. What does “visual and non-invasive” actually mean?

Visual and non-invasive is the methodology phrase that defines the inspection’s depth. The inspector does not cut into drywall to examine framing, does not lift carpet to look at subfloor, does not move furniture, does not dismantle equipment, and does not damage finishes. They examine what is observable through normal operation and accessible spaces. If something is concealed — say, plumbing inside a finished wall — the inspector reports on visible symptoms (water stains, mold growth) but does not open the wall to investigate.

This is the source of the common buyer frustration “the inspector missed it.” In most cases, the issue was either concealed (not visible at the time of inspection) or inaccessible (locked door, blocked crawlspace, snow on roof). The agreement and SOP define this boundary. How does the inspection report deliver the findings?

The inspection report is the deliverable. A 2026 report typically runs 30 to 80 pages, includes 100 to 400 annotated photographs, and groups findings into categories — safety issues, major defects, maintenance recommendations, and observations. Most reports use a summary section at the top that flags the highest-priority items so a buyer can scan it in 10 minutes before doing the detailed read. The report is delivered electronically within hours to a few days of the walk-through.

The report becomes part of the negotiation conversation between buyer, agent, and seller. Major defects often trigger requests for repair or price concession. Maintenance recommendations are typically informational — the buyer takes the list as a to-do for the first year of ownership. What add-on services extend the inspection’s coverage?

Working inspectors typically offer a menu of add-on services that extend the base inspection into areas the SOP excludes. Sewer-scope inspection (camera-pushed video of the home’s lateral sewer line) typically runs $200 to $350 and catches clay-pipe defects, root intrusion, and bellies that the base inspection cannot reach.

Thermal imaging adds $100 to $250 and uses an infrared camera to identify moisture intrusion, missing insulation, and electrical hot spots not visible to the unaided eye. What about new-construction and post-purchase inspections?

The SOP-covered scope applies similarly to new-construction inspections, but the focus shifts. New-construction inspections typically include a pre-drywall walk-through (after framing but before drywall covers the wall cavities), a pre-occupancy walk-through (before closing), and an 11-month warranty inspection (just before the typical builder warranty expires). Each phase looks at different aspects of the home and produces a different report. The coverage in each phase still follows the SOP but emphasizes phase-appropriate concerns.

Post-purchase inspections are useful when a buyer skipped the pre-purchase inspection, when significant time has passed since the last inspection, or when a specific concern surfaces (water damage, electrical issues, suspected pest activity). The coverage is identical to a pre-purchase inspection in scope, but the report becomes a maintenance roadmap rather than a negotiation tool.

How does the buyer use the coverage information?

A buyer reading their inspection report should treat the included sections as a baseline and the excluded items as a “what else should I worry about” prompt. If the home is pre-1978, lead paint is excluded from the inspection but still relevant — that is a separate test. If the home has a basement or low-elevation Front Range location, radon is excluded but worth testing. How does the SOP differ for condos, townhomes, and rural homes?

Condo and townhome inspections typically narrow the scope to the unit-side surfaces and systems. Common areas — building exterior, shared roof, shared HVAC — are HOA responsibility and outside the typical inspection scope. The inspector still examines unit-side walls, electrical, plumbing, and mechanical systems but does not climb the shared roof or evaluate the building envelope.

Rural and acreage homes often expand the scope because of well, septic, and outbuilding considerations. Wells require separate water testing. Septic systems typically require a dedicated septic inspection by a specialist. Outbuildings (detached garages, barns, sheds) may or may not be included depending on the contract.
