Yet Los Angeles inspectors find mold every week β€” driven by irrigation leaks against stucco walls, slab plumbing failures hidden under tile, condensation behind tile showers, and atmospheric river events that overwhelm flat roofs and parapet flashings. A Los Angeles mold inspection has to look at moisture sources very different from the Gulf coast pattern. What a Los Angeles Mold Inspection Actually Covers

The inspector performs a non-invasive visual assessment of the property, supplemented by moisture meter readings on suspect drywall, baseboards, and framing and by thermal-camera imaging that highlights temperature differentials suggesting hidden moisture. California Licensing and Inspector Qualifications

California does not currently license mold inspectors as a distinct trade the way Texas and Florida do. That means consumers have to do more homework. Look for ASHI or InterNACHI certification, IICRC training in microbial remediation principles (even if the inspector does not perform remediation), and demonstrable experience in LA-area construction. The California Department of Public Health publishes a statement explicitly recommending that consumers prioritize source identification and remediation over species testing. Inspectors who lead with “we’ll test for toxic mold” rather than “we’ll find the moisture source” are working off marketing scripts, not building science.

No federal action threshold exists for indoor spore counts. The lab report must be interpreted against an outdoor reference sample taken the same day. Elevated indoor Penicillium and Aspergillus with low outdoor counts suggests indoor amplification. Cladosporium counts that track outdoor levels generally reflect normal building infiltration rather than an indoor problem. Earthquake Damage, Slab Leaks, and Stucco Cracks

LA construction sees stress events that other markets do not. Even minor seismic activity can crack stucco, separate flashings, and stress slab plumbing.
