Home Inspection Test: What to Test During the Visit 2026

The phrase “home inspection test” most often refers to a buyer’s request that the inspector actually test conditions in the home rather than just visually assess them. There is a meaningful difference between an inspector who looks at a GFCI outlet and reports its presence and an inspector who pushes the test button to verify it actually trips and resets. This guide walks through the specific tests buyers should expect during a thorough inspection visit, how to recognize whether an inspector is testing or just observing, and the questions buyers can ask to confirm what is happening in their own inspection.

Testing versus observing in inspection practice

The American Society of Home Inspectors standard of practice distinguishes between observation and testing. Observation means looking at a condition and reporting what is visible. Testing means performing an action that produces a measurable result. Both are part of a typical home inspection, but the balance varies between inspectors. Buyers paying for a thorough inspection benefit from understanding which conditions in the home are usually tested versus observed.

GFCI testing: a recognizable example

GFCI outlets in kitchens, bathrooms, garages, and other wet locations have a test button and a reset button on the outlet face. An inspector who tests a GFCI presses the test button and confirms the outlet de-energizes (a plug-in tester or a small lamp shows the outlet has lost power), then presses the reset button and confirms the outlet re-energizes. The whole test takes ten seconds per outlet.

Buyers walking along during the inspection should specifically ask to see a GFCI test demonstrated. The demonstration confirms three things at once: that the inspector is performing the test rather than just visually assessing, that the outlet works as intended, and that the buyer will recognize how to test their own GFCIs after closing as part of routine maintenance. Most working inspectors welcome the request.

HVAC system testing

HVAC testing during a typical inspection includes running the heating system through at least one complete cycle and running the cooling system through at least one complete cycle. The inspector turns the thermostat to the appropriate mode, waits for the system to start, listens for unusual sounds, observes the supply-air temperature differential at registers, and confirms the system shuts off correctly when the thermostat reaches setpoint.

Limits apply. Inspectors typically do not run a central air conditioner when outdoor temperatures are below sixty degrees Fahrenheit because doing so can damage the compressor. Inspectors do not perform refrigerant-charge measurements or ductwork pressure tests during a typical inspection; those require specialized equipment and additional time. Plumbing testing

Plumbing testing covers fixtures, supply pressure, and drainage. The inspector turns on water at every fixture in the home, runs each fixture for thirty seconds or more, and observes flow rate, water-pressure consistency, drainage speed, and any visible leaks. Toilets get flushed multiple times. Showers run hot and cold water through the full range of valve positions. Water heaters get visually inspected and the discharge tube on the temperature-and-pressure relief valve gets noted.

Static water pressure gets measured with a screw-on gauge attached to an exterior hose bib or laundry tub spigot. Normal residential pressure runs forty-five to eighty pounds per square inch. Pressure higher than eighty PSI shortens fixture life and may trigger code-required pressure-reducing valve installation. The inspector reports the measured pressure rather than estimating it.

Roof testing versus roof observation

Most roof “testing” is actually observation: the inspector walks the roof (when conditions permit) or uses a ladder to survey from the edges, photographs visible defects, and estimates remaining service life. There is no field test that quantifies roof condition the way a multimeter quantifies electrical conditions. The inspector’s professional judgment, informed by training and experience with similar roofs, produces the assessment.

Buyers can ask to see the inspector’s roof photographs at the end of the visit. The photographs are usually the most valuable part of the roof section because they document the condition as it existed on inspection day, which protects both buyer and seller against later disputes about whether a defect existed at the time of the transaction.

Attic and crawl-space inspection

Attics and crawl spaces are usually the parts of the home buyers cannot easily access themselves. The inspector enters these spaces (when safe and accessible), photographs the conditions, and reports findings in the deliverable. Buyers walking along during the inspection benefit from asking to see the attic and crawl-space photographs at the end of the visit rather than waiting for the written report.

Common attic findings include compressed or missing insulation, inadequate ventilation, evidence of past or current water intrusion, biological growth on the framing, ductwork in poor condition, and improper electrical wiring runs. Common crawl-space findings include vapor barrier issues, evidence of moisture intrusion, biological growth on the floor framing, plumbing or HVAC components in poor condition, and pest-related damage.

Appliance testing

Most home inspections test the major built-in appliances. Dishwashers run a short cycle. Ovens and cooktops get turned on briefly to confirm they heat. Garbage disposals run for several seconds. Built-in microwaves heat a cup of water to confirm operation. Refrigerators, freezers, and ranges get visual inspection only because they often belong to the seller as personal property rather than the home as real property.

Washing machines and clothes dryers similarly get visual inspection but rarely a full cycle test because they take too long. The inspector confirms the connections are present and apparently functional. A buyer who wants those appliances tested through full cycles should arrange that separately, either with the inspector for an additional fee or with the appliances’ manufacturer authorized service.

Sample report format and how to request one

Before scheduling the inspection, buyers should ask the inspector for a sample report from a recent similar property. The sample shows what the buyer will actually receive. Reports vary significantly between inspectors. Some use a clear category-based structure with severity indicators (major defect, significant defect, deferred maintenance, informational). Others use long narrative paragraphs without prioritization. Some include extensive photographs; others include only a few key images.

The format matters because the buyer will use the report to negotiate repairs, plan maintenance, and remember the home’s condition months or years later. A report that is hard to navigate provides less value than a well-structured report regardless of the inspector’s actual on-site work quality.

What the inspector cannot test

The inspection scope has clear limits. Inspectors do not test for radon, mold, lead, asbestos, water quality, or hazardous-materials concentrations as part of a standard home inspection. These all require ancillary services that buyers pay for separately and that produce separate deliverables. EPA and CDC guidance cover the testing methodology for each; the home inspector can coordinate the sampling but the actual analysis typically goes through a laboratory.

Inspectors also do not test things that are inaccessible without damage. They do not open walls, lift carpets, or move heavy furniture to expose hidden conditions. They do not test components covered by snow or ice. They do not engage in destructive testing of any kind. The buyer should understand these limits going in so the inspection scope matches expectations.

Ancillary tests buyers should consider

Radon testing is widely recommended for any home in EPA radon zones one or two. The Colorado Department of Public Health and Environment places most of the Front Range — Denver, Douglas, El Paso, Jefferson, and other counties — in those zones. A short-term radon test runs forty-eight to ninety-six hours in the lowest livable level of the home and produces a result the buyer can act on within the inspection contingency window.

Mold sampling, asbestos sampling, and lead-paint testing make sense for specific properties depending on age, visible conditions, and the buyer’s planned use. The buyer’s inspector can usually point toward the right ancillary services for the specific property.

How to make the inspection visit count

The inspection visit is the buyer’s one chance to ask questions about the home with a professional standing in front of the systems being discussed. Buyers who arrive prepared with specific questions get more from the visit than buyers who arrive expecting the inspector to lead. A short list of questions written down before the visit produces better outcomes than trying to remember questions on the fly.

The Federal Trade Commission’s consumer guidance reinforces that the inspection is the buyer’s tool. The buyer pays for it and receives the report. Using that tool fully — by attending the visit, asking questions, requesting demonstrations of tests, and reviewing the report carefully — pays off well beyond the inspection fee itself.

Documentation that makes the report stronger

Buyers can take their own notes and photographs during the inspection visit. A buyer’s notes capture details that may not make it into the inspector’s written report and produce a complement to the formal deliverable. Photographs of specific concerns the buyer wants documented serve the same purpose. Inspectors generally welcome buyer photography because it confirms the buyer was engaged with the visit and saw the conditions firsthand.

The buyer’s notes also help with post-closing maintenance. A buyer who took the time to ask “where does the main water shutoff?” or “how do I drain the water heater for maintenance?” during the inspection visit walks into ownership with practical knowledge that goes beyond the report content. The inspector is on site and willing to answer these questions; the inspection visit is the time to ask.

Front Range buyers and seasonal testing limits

Colorado Front Range inspections face specific seasonal limits worth noting. Winter inspections cannot test central air conditioning if outdoor temperatures are below sixty degrees Fahrenheit, which they often are between November and March. Buyers closing during the winter months may need to arrange a follow-up cooling test after weather warms or accept the deferred verification as part of the contract terms. Some inspectors return for a brief follow-up visit when conditions allow; others leave the follow-up to the buyer’s discretion.

Similarly, snow-covered roofs cannot be fully assessed during winter inspections. The inspector notes the limitation in the report and recommends a follow-up roof inspection after the snow clears. Buyers in Denver, Boulder, Jefferson, and other Front Range counties should plan for these seasonal limits when timing their inspection within the contract contingency window.
