A result reading “No asbestos detected” or “Below detection limit” tells you the sampled material does not appear to be ACM, but does not characterize other materials in the building. For vermiculite samples specifically, PLM may show below-detection results even when low concentrations of asbestos are present; TEM analysis is the more sensitive method for vermiculite and should be requested when the sampled material is vermiculite attic insulation.
How to handle a positive result safely
A positive lab result is information, not an emergency. If the material is intact and undisturbed, EPA guidance generally supports leaving it in place under an Operations and Management approach. If the material is in a location subject to upcoming renovation or is deteriorating in place, the appropriate next step is to contact a state-licensed asbestos abatement contractor for a project scope and quote — not to attempt removal yourself. In the interim, avoid disturbing the material, keep the area undisturbed by children and pets, and limit foot traffic if the material is floor tile in poor condition. A DIY kit result generally satisfies the personal knowledge threshold — the seller now knows the result and must disclose it. However, DIY results are not always defensible for buyer-side diligence purposes because the collection step lacks the formal chain-of-custody documentation a professional inspector provides. Buyers commissioning their own asbestos evaluation as part of a real estate transaction should typically hire a certified inspector rather than relying on DIY kits, particularly if the contract makes asbestos findings a material condition.
