Wall Moisture Meters: Reading Drywall, Plaster & Brick
A wall moisture meter tells you whether a suspicious stain, a soft spot, or a musty smell means water is still inside the wall — before you open drywall or pay for a mold assessment. The catch is that the same reading means different things on drywall, plaster, and brick, and a number with no dry reference to compare against is nearly worthless. Pin versus pinless: how each one reads the wall
A pin meter drives two electrodes into the surface and measures electrical resistance between them. Wetter material conducts better, and the meter converts that resistance into a moisture-content percentage using calibration tables built for a specific material — usually wood. That last detail matters: a pin meter set to its wood scale is estimating, not measuring, when you press it into gypsum or plaster.
A pinless meter presses a flat sensor pad against the surface and reads an electromagnetic field roughly three-quarters of an inch deep, leaving no marks. It scans a whole room fast, which is why inspectors sweep with a pinless meter first and confirm hot spots with pins. The trade-off is that pinless readings sit on a relative scale that differs between instruments, so the gap between a suspect area and a known-dry wall is the signal, not the raw number.
Practically: use pins on framing, unfinished basement drywall, or anything headed for refinishing; use pinless on painted walls, wallpaper, and plaster you do not want to puncture. What counts as a wet reading on each wall material
There is no single “danger number” across materials, which is the mistake that sinks most DIY readings. The two figures worth memorizing are anchored in wood, because that is what a pin meter is calibrated to.
- Wood framing and studs: below roughly 15 percent is dry and stable. Above 28–30 percent, wood is at or near fiber saturation and will support decay fungi if it stays there — that is the threshold for active wetting.
- Standard gypsum drywall (dominant since the 1960s): dry drywall reads near the bottom of the scale, roughly a 5–10 percent wood-scale equivalent. Pin readings above about 16–20 percent flag elevated moisture. Wet drywall holds that moisture for days to weeks, so you can still catch a leak that stopped last weekend.
- Lath-and-plaster (pre-1950 homes, common in Denver’s Capitol Hill and Wash Park): plaster is denser, dries slower, and its lime content can throw false highs on pin meters. Take a baseline on a known-dry plaster wall elsewhere in the house and look for deviation rather than trusting an absolute number.

White crystalline efflorescence on basement masonry is not the same as a live reading. It is dissolved salt left behind by water that already evaporated, so it documents a wetting history; the meter tells you whether the wall is wet right now. You want both pieces of information.
Where to scan, and why a dry reference wall matters
Most residential wall moisture concentrates in a short list of spots: below-grade basement walls taking lateral seepage, the wall behind a washing machine, the wall behind a toilet with a failing wax ring, walls under an upstairs bathroom, and window surrounds where flashing or caulk has failed. Scan in a grid, top to bottom, and always establish a dry reference first — the same material on the same wall, away from the suspect zone. Their pins bend faster and the relative scale drifts more, but for confirming one suspect wall that is fine. Cold-weather use on the Front Range
Scanning an unheated crawlspace, garage, or rim joist in a Colorado winter changes results. Lithium primary cells hold voltage below freezing where the 9-volt alkalines in older meters sag. And carrying a cold meter into a warm, humid room can condense moisture on the board — let it warm up before powering on. When the meter is not enough
A moisture meter finds water; it does not tell you whether mold has already established or how far a problem extends. Escalate to a professional when readings run high across several locations (an envelope problem, not one leak), when occupants report a musty odor or symptoms regardless of the numbers, or when a real-estate transaction needs documented findings.
