A Utah mold inspection is a structured walk-through of a property with the goal of finding visible mold, identifying moisture sources, and recommending whether laboratory sampling is warranted. The EPA’s mold guidance, which most reputable inspectors follow, treats visible mold as a remediation prompt β€” you do not need to identify the species to start cleanup. The inspector documents conditions, measures moisture in suspect materials, and writes a report that a remediation contractor or homeowner can act on. Reports vary in depth. A good one names rooms and elevations, lists moisture-meter readings against dry-baseline material, and attaches photographs.

For Utah homes the typical scan points are basement perimeter walls, mechanical rooms where humidifiers and water heaters live, crawlspaces under older bungalows, and the ceiling cavities under flat or low-pitched roofs that hold spring snowpack. If yes, recognize that the same business pricing both the inspection and the cleanup has an obvious incentive to find work. That doesn’t mean they’re dishonest, but it’s a conflict that an independent inspector does not have. Second β€” what does your written report include? You want sampling locations, moisture readings, and a remediation scope, not a sales pitch. Third β€” what laboratory do you use, and is it AIHA-LAP accredited?

What sampling does and does not tell you
