It is a useful question, but homeowners sometimes confuse it with a different question — has anyone in the household been exposed to lead? Those are two distinct tests with different procedures, different professionals, and different answers. The three dominant testing pathways — DIY swabs, paint-chip lab analysis, and XRF inspection — all measure lead in painted surfaces. They differ in how they detect it. Swabs use a chemical reagent that changes color when it contacts lead salts. Paint-chip lab analysis dissolves the sample and measures lead concentration spectroscopically. XRF analyzers shoot low-dose X-rays into the surface and read fluorescent emissions that identify lead atoms by their characteristic energy signature.
All three tests share one thing: they detect lead that is physically present in the paint layer being tested. They tell the homeowner what is in the wall, the trim, the window. They say nothing about what is in anyone’s body.
What a lead in paint test does not measure
The test does not measure airborne lead dust in the home. Lead dust assessment requires wipe sampling of horizontal surfaces, sent to a NVLAP-accredited lab for analysis. Recent renovation work that disturbed lead paint is the most common scenario where wipe sampling is appropriate.

Most importantly, the test does not measure cumulative lead burden in a child, pregnant resident, or any occupant. That requires a blood-lead screening ordered by a physician. Why surface testing still matters
Surface testing identifies the source of potential exposure before disturbance work begins. The dominant residential exposure pathway is not intact paint sitting quietly on a wall. It is dust generated when intact paint is sanded, scraped, or demolished. A home with lead paint in good condition and no recent disturbance often has very low actual dust exposure. HUD threshold and federal definitions
HUD defines lead-based paint as paint containing lead at or above 1.0 milligrams per square centimeter as measured by XRF, or at or above 5,000 parts per million (0.5% by weight) as measured by laboratory analysis. Results at or above either threshold trigger the federal HUD Lead Disclosure Rule obligations for sale or rental of pre-1978 housing.
Below the threshold, the paint is not federally regulated as lead-based paint, but trace lead may still be present. Many older homes have layered paint histories where some layers test above and others below threshold. If disturbance work — sanding, scraping, demolition, replacement — is planned in a home built before 1978, surface testing identifies which work areas require lead-safe practices. The seller must disclose known lead-based-paint hazards under federal law, but “known” varies. An XRF inspection during inspection contingency gives the buyer comprehensive data and can affect negotiation if remediation will be needed.

How testing fits into a renovation timeline
For a planned kitchen or bathroom renovation in a pre-1978 home, testing should happen before scoping the contractor, before signing the construction contract, and before any materials are ordered. Knowing which surfaces test positive determines whether the contractor needs RRP certification (for paid work) and whether the budget needs to cover lead-safe work practices. How dust testing fits the picture
A surface lead test identifies paint as a source. A dust wipe test, sent to a NVLAP-accredited lab, identifies whether lead dust is currently present on horizontal surfaces in the home. The two tests answer related but distinct questions. Surface testing might show extensive lead paint in a home where dust wipe testing shows no measurable lead dust because the paint is intact and undisturbed. The reverse can also occur: a home with limited lead paint may show elevated dust if recent disturbance work was done without containment.
Wipe sampling uses standardized wipes pressed in a defined pattern on a measured surface area. The wipes go to the lab for AAS or ICP analysis, reporting lead loading in micrograms per square foot. The HUD clearance threshold for floors is 10 micrograms per square foot, with stricter thresholds for window sills and troughs. Documentation matters
