How to Test for Lead in Paint: A Plain-Language Guide

How to test for lead in paint depends on the answer needed. A quick yes/no for spot-checking a single surface before disturbance work is one procedure. A definitive parts-per-million number suitable for renovation planning or real-estate disclosure is a different procedure. Both have a place. This guide walks through both — the rapid swab method and the paint-chip sampling method — and explains the distinction between swabbing and sampling that often confuses first-time testers. Swabbing versus sampling: the core distinction

A swab is a single-use chemical reagent stick that contacts a paint surface and produces a color change when lead is present. The test is destructive only in that it scores a small notch in the paint to expose all layers. The reagent stays with the swab. The sample is the paint that briefly touched the swab.

A sample is a physical piece of paint — typically a chip or a coring — collected from the surface and sent to a laboratory for spectroscopic analysis. The lab dissolves or otherwise prepares the sample, runs it through an Atomic Absorption Spectroscopy (AAS) or Inductively Coupled Plasma (ICP) instrument, and reports a numeric concentration in parts per million (ppm) or milligrams per square centimeter (mg/cm²).

Swabbing answers “is lead there?” Sampling answers “how much lead is there?” Both have a place in a serious response to suspected lead paint in pre-1978 housing.

Method 1: swabbing with a 3M LeadCheck or D-Lead kit

The swab method is fast, cheap, and appropriate for spot-checks before disturbing a specific surface. The chemistries used in 3M LeadCheck (rhodizonate) and D-Lead (sodium sulfide) are both EPA-recognized for the federal Renovation, Repair, and Painting (RRP) Program, summarized at the EPA RRP page.

Procedure recap:

1. Choose a representative inconspicuous test spot on the surface

2. Wipe dry with a clean cloth

3. Score a V-notch through every paint layer to the substrate with a sharp utility knife

4. Crush the swab’s two ampoules to activate the reagent

5. Rub the swab in the notch firmly for thirty seconds, covering all paint-layer edges

6. Watch for color change during and after the rub, up to one minute

7. Red or pink = positive; dark gray to black (for D-Lead) = positive; no change = negative at the swab’s detection limit

Method 2: paint-chip sampling for lab analysis

The sampling method is slower, more expensive per spot, but produces a definitive numeric result documented by an accredited lab. This is the appropriate method for HUD disclosure, real-estate transactions, post-abatement clearance, or renovation planning that depends on knowing the exact lead concentration.

Procedure:

1. Order a paint-chip kit from a NVLAP-accredited lab. The kit ships with collection bags, gloves, chain-of-custody paperwork, and prepaid return shipping

2. Don nitrile gloves, optional dust mask

3. Lay a strip of clean paper or plastic below the sample location to catch chips

4. Use a sharp utility knife or chisel to remove a roughly two-inch by two-inch chip going down through every paint layer to the substrate

5. Avoid including substrate (wood, plaster, drywall) in the sample if possible — lead concentration is reported on paint mass, and substrate inclusion can dilute the result

6. Seal the chip in the collection bag, label with location and date

7. Complete the chain-of-custody form: property address, sample location description, your name, date, contact info

8. Ship via the prepaid envelope

9. Wait three to seven business days for the lab report

Which method to use when

Use a swab when

The job is small, the answer needed is “do I have to use lead-safe practices here?”, the result will not need to be shown to a lender or regulator, and time pressure favors a thirty-second answer over a one-week wait. Homeowner DIY work in own residence is the dominant use case.

Use a paint-chip sample when

The result needs to be documented (real-estate disclosure, lender requirement, post-abatement clearance), the renovation budget depends on knowing exact lead levels, or a positive-but-faint swab needs confirmation with a precise number. Renovation contractors planning RRP-compliant work often use chip sampling for documentation, even though swabs are acceptable for RRP confirmation.

Use a certified XRF inspector when

The home is pre-1960, the survey needs to cover every component in every room, the buyer or landlord needs surface-by-surface professional documentation, or chip sampling would require too many samples to be practical. XRF is non-destructive and reads through paint layers without removing material.

Common questions about sampling

How big should the chip be?

Most labs request a sample area of roughly one to four square inches. Smaller samples produce results, but the analytical precision improves with more material. Read the kit instructions for the specific lab.

Can I send multiple chips from different rooms in one bag?

No. Each sample must be in its own bag with its own location label. The lab reports results per sample. Mixing chips creates an averaged result that obscures which surface contained the lead.

What if the substrate sticks to the chip?

Note this on the chain-of-custody form. The lab will adjust analysis. Significant substrate inclusion can produce lower apparent lead concentration because the wood or plaster mass dilutes the result. For surfaces where chip removal cleanly separates paint from substrate, the report is most accurate.

Does the chip itself become hazardous waste?

A single small chip from a residential sampling for personal use is generally not regulated as hazardous waste at the federal level. The bagged sample travels safely through mail. Larger volumes from renovation removal work are governed by state hazardous-waste rules, which vary.

Avoiding cross-contamination

Change gloves between samples. Use a fresh utility knife blade or wipe the blade clean with isopropyl alcohol between samples. Avoid letting chips from a positive surface contact other surfaces or other chips. Cross-contamination produces false positives in the second sample.

For homes with extensive sampling needs — five, ten, or more samples — consider hiring a certified lead inspector. The inspector’s training in clean-sampling protocol reduces cross-contamination risk and the resulting report carries more weight in disclosure or dispute contexts.

What the result means and what comes next

Lab result above 5,000 ppm (0.5%) or 1.0 mg/cm²: lead-based paint under HUD definition. Triggers disclosure obligations under federal law for pre-1978 housing sale or rental. Renovation work disturbing this surface requires lead-safe practices and, for paid contractors, RRP certification.

Lab result below threshold: not regulated as lead-based paint, but trace lead may still be present. Lead-safe practices remain a reasonable choice during disturbance work even for low-positive results, particularly when children under six live in or visit the home. Sampling on different substrates

The chip sampling procedure varies slightly by substrate. Wood substrate is the easiest: a sharp utility knife can cleanly separate paint from wood with minimal substrate inclusion. Plaster and drywall are harder because paint adheres tightly and the substrate flakes with the paint chip. Metal substrates (radiators, railings, exterior fixtures) cleanly separate paint with a chisel or sharp blade but the metal surface can complicate scoring.

For plaster and drywall samples, the lab should be told the substrate type on the chain-of-custody form. The lab may adjust analysis to account for substrate dilution, or note in the report that the result is conservative because of substrate inclusion. Many labs prefer to receive larger chips from plaster substrates precisely because the lead-paint mass per chip area is lower with substrate included.

For exterior surfaces — porches, railings, siding — sampling should happen on a dry day. Wet paint chips can mold during transit and complicate lab analysis. Bag the sample, label it clearly, and ship promptly via the prepaid envelope.

How many samples are enough?

For a single-purpose test — confirming whether one surface contains lead-based paint at the HUD threshold — one well-collected sample is sufficient. For a multi-surface survey across rooms, plan one sample per component category per room: window, door casing, baseboard, wall, ceiling. A typical pre-1978 three-bedroom home might warrant fifteen to twenty-five samples for a thorough survey.

At forty-five to eighty dollars per sample, twenty samples runs roughly nine hundred to sixteen hundred dollars — comparable to or higher than a certified XRF inspection that produces more comprehensive data. For survey-scope work, XRF is often the better economic choice. For one-or-two-sample confirmation work, chip sampling is more cost-effective.

Lab turnaround tips

NVLAP-accredited labs typically report results in three to seven business days from receipt. Rush turnaround (one to two days) is often available for an upcharge. For real-estate transactions under a tight inspection contingency, rush is worth the additional cost.

Standard mail to most labs takes two to four business days additional. Express shipping adds cost but compresses the overall timeline. Some labs offer same-day or next-day result delivery for samples received before mid-morning. Plan the test timing around the lab’s schedule and the homeowner’s decision deadlines.

Documentation and records

Save the lab report. Save the chain-of-custody copy. Save photos of the sample sites with location labels visible. These documents become part of the property record. They protect the homeowner during disclosure, lender review, or any future dispute about what was tested and when.

When to skip both methods and call a professional
