How to Check for Mold in Home: A Plain-Language Guide

Checking your home for mold is something every homeowner can do in an afternoon with no special equipment beyond a flashlight, a willing nose, and maybe an inexpensive moisture meter. This guide walks through how to check for mold in home as a room-by-room workflow — what to look for in each space, what to smell, and when to escalate from visual inspection to surface sampling or professional assessment. What you need before you start

Bring a flashlight bright enough to angle across surfaces and reveal texture. A phone flashlight works in a pinch but a dedicated headlamp or handheld light leaves both hands free. Optional but useful: a digital hygrometer to measure humidity in each room, and a pinless moisture meter to spot-check suspect walls.

Plan to check after a normal-use day — bathrooms recently used, kitchen recently cooked in — rather than after a deep clean. Cleaning suppresses some of the signs (musty smells from absorbent materials, biofilm on caulk) you are trying to detect. Pets, smoke, and fresh paint can mask or amplify smells; keep that context in mind.

The bathroom checklist

Bathrooms produce more moisture than any other room and host the most common growth sites. Start with the shower or tub. Look at every caulk joint, every grout line, the corners where wall meets floor, and the ceiling directly above the shower head. Yellowed or darkened caulk often hides Cladosporium or Aureobasidium. Grout lines that have not been resealed in years collect biofilm.

Check the exhaust fan. Hold a tissue near the grille and turn the fan on — if the tissue does not stick firmly, the fan is not moving enough air to remove humidity. Open the grille (turn off power first) and look at the fan blades; black dust accumulation often indicates mold buildup. Trace the duct to confirm it vents to the exterior rather than into the attic or wall cavity.

Look behind the toilet tank, where condensation pools in summer and growth often hides. Check under the sink for active or past leaks at the supply lines, trap, and shutoff valves. Pull out vanity drawers and look at the back panel where humidity collects.

The kitchen checklist

The kitchen produces moisture from cooking, dishwashing, and refrigerator condensation. Look under the sink for slow leaks at the supply lines, trap, garbage disposal connection, and dishwasher hose. A small persistent drip can wet the cabinet floor and grow mold on the underside before the visible spot ever appears.

Pull out the refrigerator if accessible and inspect the drip pan, the wall behind, and the floor. Refrigerator drip pans collect condensate that breeds mold colonies; pulling the kick plate at the bottom front allows access for inspection and cleaning.

Check the dishwasher gasket where the door seals to the cabinet. Pink slime, black ring, or musty smell from the gasket indicates biofilm that periodic cleaning resolves. The dishwasher tub itself can develop biofilm on the bottom near the drain if it sits unused for extended periods.

The basement and crawl-space checklist

The basement is the highest-risk zone in most Colorado homes. Walk every exposed framing surface looking for discoloration, staining, or fuzzy growth on joists, subfloor, and rim joists. Use the flashlight angled across the surface to reveal texture changes invisible in flat light.

Check the bottom of all exterior walls for moisture intrusion. Look for efflorescence (white powdery deposits left behind by evaporating water through concrete), peeling paint, swollen baseboards, or stained carpet. The cove joint where floor slab meets wall is a common entry point for capillary moisture.

For finished basements, pull furniture away from exterior walls and inspect behind. Look at the carpet pad at low points or near exterior walls. Crawl spaces deserve the same systematic inspection if accessible. Look at the underside of subfloor, the rim joist, and the vapor barrier (if present) for tears or displacement. Standing water or persistently damp soil supports growth on overhead framing regardless of how new the structure is.

The attic checklist

The attic shows winter condensation patterns most clearly. Look at the underside of roof sheathing for dark staining or fuzzy growth, particularly on the north slope and at roof valleys. Check around vent penetrations — bathroom exhaust, kitchen exhaust, plumbing stacks — for staining indicating air leakage that creates condensation zones.

Confirm that bathroom and kitchen exhaust fans actually vent through the roof to the exterior, not into the attic. This is a common installation defect in older homes and remodels. An exhaust fan dumping warm humid air into the attic creates a long-term mold problem on the roof sheathing above the discharge point.

Look at insulation for compression or staining suggesting water intrusion. Look at electrical fixtures and ceiling fan boxes for staining indicating moisture migration around the penetrations.

The bedrooms and living areas checklist

Bedrooms and living rooms are generally drier than bathrooms or basements, but exterior walls and closets can develop condensation problems in winter. Closets backed against exterior walls show this first because reduced air movement keeps surfaces cooler.

Pull furniture three to four inches away from exterior walls and inspect behind. Mattresses or upholstered furniture pressed against cold exterior walls trap moisture between fabric and drywall, supporting growth on both surfaces. Sniff the back of the furniture; musty smell from the cushioning indicates trapped moisture.

Check window sills and the framing around windows for staining or active growth. Single-pane and older double-pane windows accumulate condensation that drips into the sill and saturates the frame and adjacent drywall. Modern energy-efficient windows reduce this problem but do not eliminate it.

The HVAC checklist

HVAC components matter even when they are not visible. Pull the filter and inspect the upstream side. A clean filter is normal; a black or fuzzy filter coating indicates problems upstream that warrant inspection. Look at the air handler if accessible — check the condensate drain pan for standing water or biofilm.

Run the blower for 30 seconds with your nose near a supply register. A musty smell from the supply register that disappears with the blower off points to mold growth somewhere in the duct system or the air handler itself. This finding warrants professional HVAC inspection.

The laundry room and utility-room checklist

Laundry areas combine high humidity from venting clothes dryers, occasional leaks from washing-machine supply lines, and frequent moisture from damp clothing storage. Check behind the washer for staining or water damage at the supply connections and the standpipe drain. Pull the dryer forward (after disconnecting power and gas if applicable) and inspect the vent connection at the wall.

Confirm the dryer vent terminates outside, not into a basement or attic space. A blocked or improperly routed dryer vent dumps warm humid air into the building cavity and creates persistent mold conditions. The dryer vent screen at the exterior wall should open freely when the dryer runs.

Utility rooms often house water heaters, furnaces, and softeners. Look at the floor around each appliance for staining indicating past or current leaks. Water heater drip pans should be dry; standing water indicates a slow tank leak that creates ongoing moisture conditions.

Smells and signs to take seriously

A persistent musty odor in any zone signals active growth somewhere. The smell can come from absorbent materials retaining mVOCs from past growth even after moisture has been corrected, but persistent smell more often indicates current active growth. Investigation should follow the smell to its strongest source.

Visible discoloration on drywall, ceiling tile, or wood framing is the most obvious sign. Black or green spots are most commonly identified as mold. Dark rings around fixtures (light fixtures, fans, smoke detectors) often indicate moisture migration around the penetration. Bubbling or peeling paint on a flat surface usually indicates moisture behind the paint film.

Tools that improve the check

A digital hygrometer ($15 to $30) measures relative humidity in each room. Readings sustained above 60 percent indicate moisture conditions favorable to growth and warrant ventilation or dehumidification. A pinless moisture meter ($30 to $100) finds elevated moisture in drywall and wood without leaving holes; sliding it across suspect walls reveals hidden wet spots.

How often to check

An annual walkthrough catches most problems before they become major. Schedule the check for early fall, when summer humidity has had time to manifest and before winter conditions start producing different patterns. Add a spring check after snowmelt to catch foundation moisture intrusion and basement water issues.

More frequent checks make sense after specific events: any water leak (drain pipe, roof, appliance), any visible staining noticed during normal living, any change in indoor smells, or any new respiratory symptoms in household members. These triggers warrant immediate inspection rather than waiting for the next scheduled walkthrough.

What to do when you find something

Document the location with photos, note the conditions (recent leak, persistent smell, visible patch), and decide on the next step. For a small visible patch under 10 square feet on a hard surface with known moisture cause, tape-lift sampling plus DIY cleaning is reasonable. For larger areas, hidden growth suspected from smell, or symptoms in residents, professional assessment is the right path.

Do not clean the area before sampling or before the inspector arrives. Cleaning destroys the sample and may complicate insurance or legal claims. Photograph first, document, then decide on next steps.

What an inspector adds beyond a DIY check

A professional inspection layers experience and equipment onto the same workflow a homeowner can do. The inspector recognizes patterns from hundreds of past visits, uses calibrated moisture meters and infrared cameras to find hidden moisture, has access to AIHA-accredited labs for any sampling, and produces a written report with photos and interpretation.

The professional report has value beyond the immediate detection. It establishes the condition of the home at a specific date, which matters for insurance claims, real-estate disclosures, and post-remediation clearance. A homeowner-conducted check, however thorough, does not produce the same documentation.

When to call a professional

Call a certified mold inspector when growth covers more than 10 square feet, when persistent musty smell has no visible source, when symptoms suggest hidden growth, when a real-estate transaction requires documentation, or when DIY testing produces ambiguous results. The inspector should hold InterNACHI or ACAC credentials, use an AIHA-accredited lab, and provide a written report with photos and interpretation.
