Home Inspection Includes: What Is and Is Not in Scope
A standard home inspection includes a visual examination of all major building systems — roof, exterior, structure, electrical, plumbing, HVAC, insulation and ventilation, and interior components — performed within the scope of the ASHI or InterNACHI Standard of Practice. The deliverable is typically a 40-to-60-page PDF report with photos, observations, and recommendations. What an inspection includes and what it does not include are equally important for buyers; misunderstanding the line between the two is the most common source of post-inspection disputes. This guide walks through both sides in detail.
What every standard home inspection includes
The eight building systems below appear on every qualified residential inspection performed under ASHI or InterNACHI standards. Texas residential inspections under TREC follow a nearly identical structure. California, Florida, and other licensed-state inspections track the same baseline scope.
Roof
Covering material condition, flashing, drip edge, ridge and hip caps, gutters, downspouts, valleys, penetrations (vents, chimneys, skylights), and visible roof structure where accessible. Method of inspection — walked, viewed from ladder, viewed from ground — is documented because access affects findings depth.
Exterior
Wall cladding (siding, brick, stucco, fiber cement), trim, soffit and fascia, exterior doors and windows, caulking, walkways, driveways, patios, decks, porches, grading, drainage, retaining walls visible from the property.
Structure
Foundation type and visible condition, crawl space or basement walls, floor framing visible from below, columns and load-bearing beams, slab condition where exposed, signs of settling or movement.
Electrical
Service entrance, main panel, sub-panels, breaker brands, grounding and bonding, GFCI and AFCI protection, branch circuit sampling, outlet and switch sampling, visible wiring, smoke and CO detector operation, ceiling fan and light fixture operation.
Plumbing
Water supply lines, drains, waste and vent piping, water heater (age, type, TPR valve, combustion air for gas units), fixtures (sinks, tubs, showers, toilets), drain function, visible leak signs, outdoor hose bibs.
HVAC
Heating system (type, age, operation), cooling system (type, age, operation), distribution (visible ductwork, registers), thermostat, air filter, condensate management, combustion safety on gas appliances.
Insulation and ventilation
Attic insulation type and depth, attic ventilation, vapor barrier presence, bathroom and kitchen exhaust termination, dryer vent termination, crawl space insulation.
Interior
Floors, walls, ceilings, doors, windows, stairs and handrails, smoke and CO detectors, built-in appliances operated through one cycle, attached garage firewall and door operation.
What a standard home inspection does not include
Several common concerns require separate inspections, add-on bookings, or specialty contractors.
Radon testing
Radon requires a separate test kit and 48-hour to 90-day protocol. Some inspectors offer radon as a bundled add-on; many do not. EPA radon resources describe the test methodology. Front Range homes should always test because Colorado is mapped as EPA Zone 1.
Mold sampling
Mold spore counts require air or surface samples sent to an accredited lab. Inspectors flag visible mold during the standard inspection but do not provide species identification or quantitative spore counts without a separate mold assessment booking.
Asbestos and lead testing
Pre-1978 homes have potential lead-based-paint and asbestos concerns. Sampling and lab analysis are separate services typically performed by certified industrial hygienists. EPA lead resources cover the testing and disclosure requirements.
Sewer scope
Camera inspection of the main sewer line from the house to the city tap. Catches root intrusion, bellies, broken pipe, and offsets. Typically $150 to $300 as a separate booking.
WDO (termite) inspection
Wood-destroying organism inspection follows a separate scope and produces a separate report form. Especially common as a required add-on in southern and southeastern states with active termite pressure.
Pool, spa, and lawn irrigation
These specialty systems require separate inspection bookings, often with different inspectors who specialize in pool or irrigation systems.
Wells and septic
Private wells require water quality testing and a separate well-system inspection. Septic systems require a separate dye test and tank inspection, often performed by a licensed septic contractor.
Chimney sweep inspection
The general inspector views the chimney from below and from the roof but does not perform a CSIA-level interior inspection of the flue. Chimney sweeps provide that detail in a separate visit.
What inspectors flag for further evaluation
Inspectors use phrases like “recommend further evaluation by a qualified contractor” or “recommend further evaluation by a licensed electrician” when they observe a condition that warrants specialty assessment beyond visual inspection. The phrase is not hedging — it is the inspector signaling that the issue exists and the buyer should call in the right specialist before closing. Treat these notes as priority items for negotiation.
What inspectors cannot legally do
Several actions sit outside the inspector’s scope by law or by professional ethics. Inspectors cannot disassemble appliances or remove panel covers in unsafe conditions. They cannot enter spaces that require special PPE or fall protection. They cannot perform destructive testing (no cutting drywall, no digging up sewer lines). They cannot enforce code — they flag obvious code-related concerns but defer to the local AHJ for enforcement.
Method of inspection notations
Reputable reports document how each system was inspected. “Roof walked” vs “roof viewed from ladder at eave” vs “roof viewed from ground” all carry different implications for finding depth. “Attic entered” vs “attic viewed from hatch” likewise. Buyers should look for these notations and follow up if a system was not directly accessed — sometimes a steep roof or attic-floor pillaring genuinely prevents safe access, but sometimes it just reflects a cursory inspection.
Cosmetic vs functional findings
The inspection report distinguishes cosmetic issues (chipped paint, worn carpet, scratched flooring) from functional issues (broken windows, missing GFCIs, leaking pipes). Most negotiation focuses on functional findings; cosmetic findings typically accept as buyer-side post-closing items. Some reports separate findings into “Recommended Repairs,” “Maintenance Items,” and “Cosmetic Items” categories to make this distinction explicit.
Photos as evidence
Modern inspection reports include photos of every major finding. A “marginal” rating on a furnace with a photo of the heat exchanger crack reads very differently from text alone. A “defective” rating on shingles with a photo showing granule loss provides the evidence the buyer needs to negotiate. Weight findings with photos significantly more than text-only entries.
Reinspection scope
After negotiated repairs, the inspector returns for a reinspection — typically a flat-fee service running $150 to $300. The reinspection scope is limited to the items the buyer requested repairs on; it is not a full re-walk of the entire home. Confirm reinspection scope and pricing during the initial booking.
How the included scope maps to negotiation
Buyers typically use the report to request repairs, credits, or price reductions during the inspection contingency. Items within the standard scope have clearer negotiation paths because they were explicitly inspected. Items outside the scope (radon, mold, sewer) need their own add-on inspections to enter the negotiation — a buyer cannot ask for repairs based on a defect the inspector never looked for. Front Range-specific scope notes
Colorado inspections should explicitly cover several climate-specific items even within the standard scope: stucco moisture conditions, snow load capacity, expansive soils, basement waterproofing, and window weep hole function. Most reputable Front Range inspectors include these as standard. The CDPHE strongly recommends radon as an add-on, given Colorado’s geology.
What buyers should ask before booking
Five questions clarify scope ahead of time. What is included in the base fee? What add-ons are available and what do they cost? How long will the inspection take? When will the report be delivered? Does the inspector carry E&O and general liability insurance? Getting these answers in writing before booking prevents disputes later.
Time on site and what it signals
A thorough inspection on a 2,000-to-3,000-square-foot home takes 3 to 4 hours. Larger homes and older homes take longer. Inspections under 90 minutes typically signal a cursory walk-through rather than comprehensive system review. Some firms quote “two-hour inspections” as a marketing differentiator; that pace is too fast for the standard scope to be performed properly. Buyers should expect their inspection to take long enough to actually cover what is included.
What inspectors do not test
Beyond the items already listed as excluded, several common assumptions about inspection scope are wrong. Inspectors do not test refrigerator or freezer operation in detail (operated through a brief cycle only). Inspectors do not test alarm or security systems. Inspectors do not test irrigation system operation across all zones. Inspectors do not test water softener or filtration system function. Each is a separate specialty inspection where the buyer cares.
Code compliance and code enforcement
Inspectors flag obvious safety concerns that often correspond to code violations, but inspectors do not enforce or even formally cite building code. Code enforcement is the job of the local Authority Having Jurisdiction (AHJ). If a buyer believes a property has unpermitted work or active code violations, the next step is a call to the local building department, not a longer inspection.
What inspectors are not — appraisers
Inspectors evaluate condition. Appraisers evaluate market value. The two services serve different purposes in a transaction. Buyer financing typically requires both a separate appraisal and a separate inspection. Some inspection findings (active leaks, foundation movement, electrical hazards) can affect appraisal value, but the appraiser and inspector are separate professionals with separate roles.
Limited verbal observations vs written report
Sometimes inspectors share verbal observations during the walk-through that do not make it into the written report. This is a gray area. The buyer should always confirm in writing — ask the inspector to add specific verbal items to the report or to issue a written addendum. Reliance on verbal observations alone weakens the buyer’s negotiating position because there is no documentation to attach to a repair request.
What “limited” inspection scope means
Some firms market “limited” inspections at a lower price point — sometimes called pre-offer walkthroughs or due diligence visits. These typically cover only the major systems (roof, electrical, plumbing, HVAC, structure) without the full interior detail. Useful for an initial gut check before making an offer, but not a substitute for a full inspection during the contingency period. Confirm scope before booking a “limited” service.
Climate-driven additions to the standard scope
Several climate-specific items appear on reputable reports even within the “standard” scope. Front Range Colorado: radon zone-1 status driving the radon add-on recommendation, expansive soils that affect foundations, snow load capacity, stucco freeze-thaw stress, ice dam evidence on roofs. Coastal regions: salt air corrosion, hurricane wind exposure, flood elevation. Mountain regions: heavy snow loads, ice damming, freeze damage. Desert regions: UV degradation on roofs, HVAC overwork. A thorough inspector adapts the standard checklist to the local climate.
Aging systems and remaining useful life estimates
Reputable reports estimate remaining useful life on major systems. Furnaces typically last 15 to 20 years; high-efficiency models can run longer. AC condensers 12 to 18 years. Water heaters 8 to 12 years. Asphalt shingle roofs 20 to 30 years depending on quality. The inspector reads age from data plates and assesses condition, then provides an estimate. Buyers use these estimates to plan post-closing capital reserves.
