Step One: Identify the Moisture Source
Mold colonies form where moisture meets a food source. The food side (paper, wood, cellulose, dust on any surface) is everywhere indoors. The moisture side is the variable a homeowner can control. Cleaning the visible growth without addressing the moisture source produces recurrence within months.

Patches that look small often turn out to span multiple square feet across grout lines, behind a piece of furniture, or up a corner you cannot see fully without a flashlight.

Step Six: Dry Thoroughly
The drying step is where the most homeowner cleanups fail at the durability test. Towel-drying is not enough. The substrate needs to return to its normal indoor moisture content, which requires airflow and time.
Set up a fan blowing across the cleaned area. Run a dehumidifier in the room if available, set to 40 to 50 percent relative humidity. Several hours of active drying minimum; 24 hours is better. Step Seven: Dispose of Waste Safely

Step Eight: Verify After 48 to 72 Hours
Return to the work area two to three days later. The cleaned surface should be fully dry, with no visible regrowth, no persistent staining, no musty odor. Any of those signals means the job is incomplete: either the moisture source was not corrected, or the colonization was deeper than the cleaning reached, or the work area was re-contaminated from somewhere else.
For higher-stakes jobs (real estate, insurance, rental disputes), formal post-remediation verification with surface or air sampling by an independent assessor provides documented closure. The independent assessor should not be the same firm that did the work.
When the Job Belongs to a Professional

The patch turns out larger than estimated. What looked like under-10-square-feet on initial measurement reveals 15 or 20 square feet once the painted layer is removed.
The substrate beneath the visible patch is degraded. Soft drywall, blackened wood, persistent odor under the cleaned surface means the colony runs deeper than scrubbing can address.

Glazed Ceramic Tile
The most cleanable substrate. Glaze is fully non-porous. Detergent and scrubbing remove the colony completely. Grout between tiles is somewhat porous but typically cleans acceptably; persistent staining after cleaning is usually mineral deposits or aged grout rather than residual mold. Caulk joints between tile and tub or shower pan are the more common failure point.
Glass
Fully non-porous. Cleans completely with EPA protocol. Shower glass doors, window glass, mirror surfaces all return to fully clean states.
Sealed Natural Stone
Cleans well when the sealer is intact. Stone that has not been resealed recently or has experienced sealer breakdown from harsh cleaners may show porosity that allows mild penetration. Light surface cleaning followed by resealing is the typical protocol.
Painted Drywall (Intact Film)
Often cleanable when the paint film is intact and the colony is fresh. The cleanup works well; the longer-term question is whether the paint film remains intact through the cleaning process. Painted Drywall (Failed or Bubbling Paint)

Sealed Wood

Unsealed or Raw Wood
