Asbestos Testing: How to Sample, Ship, and Read Results
You cannot see, smell, or feel the difference between a popcorn ceiling that contains asbestos and one that does not. Neither can an inspector. The only way to know is to remove a small piece of the material and have a microscopist look at the fibers under polarized light. The three steps, start to finish
Testing a suspect material comes down to identifying it, taking a representative sample, and shipping that sample to an accredited lab. The lab runs polarized light microscopy (PLM) β the method the EPA specifies for bulk building materials under test protocol EPA 600/R-93/116 β to confirm whether asbestos is present, name the fiber type (chrysotile is by far the most common in homes; amosite and crocidolite turn up in older thermal insulation), and report the percentage.
That percentage decides everything. Under the federal definition, a material is an asbestos-containing material when it tests above 1 percent asbestos by weight. Vinyl floor tile often lands in the 1 to 5 percent range; pipe and boiler insulation can run 30 to 70 percent. A result at or below 1 percent is not regulated as ACM, though many labs still note trace content.
Which materials are worth testing
Asbestos was used in hundreds of residential products through the 1980s and, in a few materials, into the early 1990s. In a pre-1990 Front Range home, the usual suspects are:
- 9-by-9 or 12-by-12 vinyl floor tile and the black mastic under it
- Popcorn and other textured ceiling coatings
- White, chalky pipe and duct insulation (“air-cell” or corrugated wrap)
- Vermiculite attic insulation (the pebbly, gold-brown kind β much of it came from the contaminated Libby, Montana mine)
- Drywall joint compound and some plaster
- Cement-asbestos siding, roofing felt, and shingles
Asbestos in one material tells you nothing about the next, so each material gets sampled on its own. A house going into renovation is often sampled across five to fifteen materials at once. DIY kit or licensed inspector?
Both paths end at the same kind of lab running the same PLM analysis. What differs is who disturbs the material and how the result is documented. The EPA is blunt on the risk: it says taking samples yourself is not recommended, because a botched cut can release more fiber than leaving the material alone would have.

A DIY kit is defensible for a hard, intact material β a single floor tile, a stable piece of siding β where you can wet the spot and take a clean cut. It is the wrong tool for anything friable (crumbles under hand pressure): pipe wrap, vermiculite, or deteriorating joint compound. Collecting a sample without making it worse
The collection step is the only genuinely hazardous part of testing. EPA and OSHA guidance converge on the same controls, and 29 CFR 1926.1101 governs the professional side:
- Shut off HVAC and clear the room of people and pets.
- Mist the exact spot with water plus a drop of dish soap so fibers stay bound.
- Wear a fitted N95 or, better, a P100 respirator β a dust mask does nothing for asbestos.
- Cut a small piece with a wet blade: roughly 1β4 cmΒ² for tile or joint compound, a short section of pipe wrap, about a tablespoon of loose vermiculite.
- Seal it in a double zip bag, label the exact location, and photograph where it came from.
- Mist the cut edge, wipe the area with a damp paper towel, and bag the towel with the debris. Never sweep or vacuum β a household vacuum blows fibers straight through the filter.
For heterogeneous materials like textured ceilings and joint compound, asbestos content can vary room to room, so take several samples rather than trusting one.
Choosing the lab and shipping the sample
The single credential that matters is NVLAP accreditation β the National Voluntary Laboratory Accreditation Program run by NIST. Accredited bulk-asbestos labs are searchable on the NIST public directory, and CDPHE points Colorado residents to certified labs and consultants as well. Verify the accreditation, confirm the method (PLM for bulk; TEM is used for very low-content samples and any air testing), and check turnaround.
Expect roughly $25β$50 per sample at a two-to-ten business day turnaround, or $50β$100 for 24β48 hour rush. Double-bag each sample, ship in a padded box, and include the chain-of-custody form the lab provides. Some labs will not accept samples arriving loose or without location labels.
Reading the report
A complete PLM report names the analyst and their NVLAP number, the analysis date, the method (EPA 600/R-93/116), each sample’s location as you described it, the percent and type of asbestos, and any non-asbestos fibers like cellulose or fiberglass. If any of those fields are missing β especially on a report you are relying on for a home purchase β treat it as incomplete.
A positive result is not an automatic teardown. EPA’s own guidance is that intact, undisturbed asbestos in good condition is usually best left alone; fibers are released by damage, deterioration, or disturbance, not by mere presence. Homeowners keeping material in place often choose encapsulation (sealing) over removal. Removal enters the picture when the material is damaged or a renovation will disturb it β and in Colorado, if the disturbance exceeds Regulation No. 8 trigger levels for a single-family home (50 linear feet on pipes, 32 square feet on other surfaces, or a 55-gallon-drum volume), the work must be done by a certified abatement contractor.
