How do you check a house for mold? It is the question buyers ask before closing, the question owners ask after a leak, and the question landlords ask before a tenant turnover. The answer is a process, not a single test: walk the building, document moisture history, take meter readings, and sample only what looks suspect. This guide summarizes EPA and CDC guidance current as of 2026 and walks through the workflow in plain language. Phase 1: the visual walk-through

Start with the rooms statistically most likely to harbor mold. Add the laundry area, under-sink cabinets, around the water heater, and behind the refrigerator.

Look for visible discoloration, peeling or bubbling paint, warped trim, water staining on ceilings or walls, and active dripping. Smell for the persistent musty odor that signals hidden microbial activity. Photograph every suspect area before you do anything else so you have a baseline.

Phase 2: document the moisture history

Mold cannot grow without water. Write down every wet event the house has experienced in the last 24 months: known leaks, sump pump failures, ice dams, basement seepage, appliance overflows, condensation issues on windows or pipes. Each event maps to a zone you must inspect carefully in Phase 1. A house with no documented water history is statistically unlikely to harbor significant growth.

Phase 3: the moisture-meter sweep

A consumer pin-type or pinless moisture meter ($40 to $200) reads the moisture content of wood and the relative wetness of drywall. Healthy drywall reads “dry” on a relative scale; healthy framing wood reads under 15 percent moisture content. Anything sustained above the wet threshold is a candidate growth area even if you do not yet see visible discoloration.

Phase 4: surface sampling

Once you have a visible patch or a sustained meter reading, a tape-lift or swab sample sent to a mycology lab identifies the dominant fungi by genus. Tape-lift kits ($30 to $60) work on smooth surfaces; swab kits ($25 to $50) work better on grout, concrete, or brick. Settle-plate kits ($10 to $40) are cheaper but less precise.

What the report says

A direct-exam report lists the dominant fungi observed, gives a rough density rating (light, moderate, heavy, abundant), and notes whether spores are intact or fragmented. The Centers for Disease Control and Prevention emphasizes that there is no federal action level for indoor mold; the report is interpreted against the visible affected area and against a paired outdoor reference sample.

Phase 5: air sampling when surface sampling is inconclusive

If the meter shows elevated readings but no surface is visibly affected, an air sample (impaction onto a spore-trap cassette, drawn for five minutes at 15 LPM) catches airborne spores that surface sampling missed. Indoor counts compared to a paired outdoor control reveal whether the inside has an unusual signature. DIY air-sample kits cost $80 to $150 plus $35 to $75 in pump rental.

Suspect a wall cavity if you smell a persistent musty odor without a visible source, if exterior staining bleeds through paint despite cleaning, or if the moisture meter reads high through dry-looking drywall. When to stop checking and call a professional

The EPA threshold is clear: if the affected area exceeds about 10 square feet (roughly 3 by 3 feet), if mold returns repeatedly after cleaning, or if the source of moisture is unidentified after a reasonable effort, hire a licensed mold assessor. Sampling strategy decisions

Within an affected area, the choice between tape lift, swab, settle plate, and air cassette depends on what you are trying to confirm. Tape lifts produce the strongest identification on visible patches on smooth surfaces. Swabs handle textured surfaces (grout, brick, concrete) where tape will not adhere. Settle plates capture spores actively depositing from room air but cannot point at a specific source. Air cassettes give quantitative spore counts per cubic meter and produce the strongest documentation when paired with outdoor controls.

Most homeowners over-sample. A single well-placed tape lift on the worst visible patch, paired with an air cassette and outdoor control in the worst-affected room, produces more useful data than four scattered settle plates from different rooms.

Photographing and mapping

Every suspect area gets three photographs: a wide shot of the room, a medium shot showing the patch in context, and a close-up showing texture with a ruler or coin for scale. Sketch a floor plan and mark each photographed area and each sample location with a number. The numbered floor-plan sketch becomes part of your documentation file and turns out to be the single most useful piece of paperwork during any later interaction with a remediator, insurance adjuster, or buyer.

Distinguishing mold from look-alikes

Not every dark patch is mold. Soot from candles, smoke, or fireplaces wipes off cleanly with a damp cloth and does not return. Tannin bleed from old wood framing concentrates near nail heads and knots. Dirty HVAC return-air staining concentrates around vents. Water mineral deposits are chalky white or yellowish, not dark. Distinguishing these from mold often requires a tape lift sent to the lab; visual identification alone is unreliable.

Mildew is a related confusion. Technically a subset of mold (surface-growing fungi on plants, fabric, and some building materials), in homeowner usage mildew usually refers to the powdery surface growth in bathrooms that wipes off easily. True mold penetrates the substrate and returns within days of cleaning.

The room-by-room priority sequence

Bathrooms come first because they combine high humidity, frequent water events, and cellulose substrates. The kitchen comes second because dishwasher and refrigerator water-supply lines leak slowly without dramatic signs. The laundry room is third because washing machine supply hoses fail at predictable intervals. The basement is the fourth priority and often the single largest source of Stachybotrys in a Front Range home. The attic comes last because mold there usually shows as ceiling staining first.

Safety during the check itself

Wear an N95 or P100 respirator if you expect to disturb visible growth. Wear nitrile gloves when handling sample collection devices.
