Home Inspection Report Example: Section-by-Section Walkthrough

A home inspection report example helps buyers understand what to expect before paying for one. Real-world reports from ASHI-certified and InterNACHI-certified inspectors follow a fairly consistent structure: a summary page first, then section-by-section observations on structure, roof, exterior, plumbing, electrical, HVAC, interior finishes, and appliances. The format varies by inspector and reporting software, but the content categories are stable. This guide walks through what a typical real-world example looks like — the actual narrative an inspector writes, the photos they include, and the defect classifications they use — without the templated language of a generic sample.

What a Real-World Example Looks Like

A typical Front Range home inspection report runs 40 to 80 pages, depending on the home’s size, age, and condition. The first 2 to 5 pages are the summary, listing significant findings in priority order. The remaining 35 to 75 pages contain the section-by-section narrative with photographs and observations. Most inspectors deliver the report as a PDF within 24 to 48 hours of the inspection.

The summary page is what buyers read first and what their real-estate agent uses to draft repair-request negotiations. The full report exists to document the inspection and provide context for findings. Buyers who skip the section-by-section narrative and read only the summary miss meaningful context about the home’s overall condition.

Section 1: Summary of Significant Findings

The summary typically lists 5 to 30 items grouped by severity. A common classification:

  • Major Concerns — defects requiring repair or further evaluation, often costing over $1,000 (roof leaks, electrical hazards, structural movement, HVAC failure)
  • Safety Concerns — items presenting safety hazards regardless of cost (missing GFCI outlets in wet locations, exposed wiring, missing handrails, gas leaks)
  • Maintenance Items — deferred maintenance the buyer should address but not necessarily before closing (caulking, paint touch-up, filter changes)
  • Further Evaluation Recommended — conditions warranting a specialist follow-up (HVAC technician, structural engineer, electrician, plumber)

An example summary entry might read: “Major Concern: Active roof leak observed in master bedroom ceiling. Water staining 18 inches in diameter, drywall sagging, paint blistering. Recommend roofing contractor evaluation and repair before closing. Estimated cost: $500 to $5,000 depending on extent of underlayment and decking damage.”

Section 2: Structure and Foundation

The structural section covers the foundation, basement or crawlspace walls, framing, and any visible signs of movement. A real example notes: “Vertical hairline cracks 1/16 inch wide observed in basement east wall at locations consistent with normal concrete shrinkage. No horizontal cracks, displacement, or efflorescence observed. Cracks should be monitored and sealed with hydraulic cement or polyurethane crack sealant to prevent water intrusion.”

Photographs typically accompany each significant finding. Inspectors document both the condition and a reference point (a coin, a flashlight, a ruler) for scale. Front Range homes built on expansive clay soils often show foundation movement that requires careful documentation — the inspector notes the location, direction, and width of any cracks for future comparison.

Section 3: Roof

The roof section addresses covering material (asphalt shingle, tile, metal), age and condition, flashing, penetrations, gutters, and downspouts. Example narrative: “Asphalt shingle roof, three-tab style, estimated remaining service life 5 to 8 years based on granule loss and curling at south-facing slopes. Two areas of slipped shingles on north slope. Vent boot at plumbing penetration shows cracked rubber and recommend replacement. Gutters secure but contain debris; recommend cleaning.”

Reports typically note whether the inspector walked the roof or inspected from ladder and binoculars. Walking decisions depend on roof pitch, accessibility, weather, and safety. Section 4: Exterior

The exterior covers siding, trim, windows, exterior doors, grading, drainage, walkways, decks, and porches. A typical example notes: “Brick veneer siding generally in good condition. Mortar joints intact. Several caulking failures observed at window-frame transitions, recommend re-caulking with high-quality urethane sealant. Front porch deck shows two soft boards near south corner suggesting moisture damage; recommend further evaluation by carpenter.”

Grading observations matter for moisture management. Example: “Negative grading observed at northwest corner of foundation, where soil slopes toward the house rather than away. Standing water possible during heavy rain. Recommend regrading to provide minimum 6-inch drop over first 10 feet.”

Section 5: Plumbing

Plumbing covers visible supply piping, drains, fixtures, water heater, and main shutoff. A typical example: “Copper supply piping observed. No visible leaks at accessible joints. Hot and cold water functional at all tested fixtures. Water heater is a 40-gallon gas unit, manufacturer date 2018, estimated remaining service life 4 to 6 years based on typical 10-12 year tank lifespan. Temperature-pressure relief valve in place but discharge pipe terminates approximately 8 inches above floor — recommend extending to within 6 inches of floor per code.”

The inspector tests fixtures by running water, checking pressure, observing drainage, and looking for visible leaks. The report distinguishes between conditions observed during testing and conditions assumed but not tested (e.g., main sewer line, which is not part of a standard home inspection).

Section 6: Electrical

Electrical covers the service entry, main panel, branch wiring (where visible), outlets, switches, and fixtures. A typical example: “200-amp main service panel manufactured by Square D, no visible signs of overheating or arcing. Bus bars and breaker connections appear secure. Several outlets in kitchen and bathrooms lack GFCI protection — recommend installation of GFCI outlets or breakers at all wet-location circuits. Living room outlet near front door tested with reversed polarity; recommend electrician evaluation.”

Older homes (pre-1980) often show outdated wiring patterns — knob-and-tube, aluminum branch circuits, ungrounded outlets — that the inspector flags for further evaluation. Reports also note the presence of obsolete Federal Pacific Stab-Lok or Zinsco panels, which carry known safety concerns.

Section 7: HVAC

HVAC includes the furnace, air conditioner (if present), ductwork, and thermostat. Example narrative: “Forced-air gas furnace, 80,000 BTU input, manufacturer Carrier, date code 2015. Unit operated normally during inspection, no unusual noise or odor. Air filter clean, recently replaced. Combustion air openings present and unobstructed. Recommend annual professional service. Service life estimate 6 to 10 years remaining.”

Air conditioning testing depends on outdoor temperature — most inspectors do not test AC below 65°F outdoor ambient to avoid compressor damage. A report inspected in winter typically notes “AC not tested due to seasonal outdoor temperature” rather than reporting on unfunctional equipment.

Section 8: Interior

The interior covers floors, walls, ceilings, windows, doors, stairs, and built-in cabinetry. A real example: “Hardwood flooring in living areas in good condition. Carpet in bedrooms shows normal wear, no visible staining. Several ceiling cracks observed in second-floor bedrooms, hairline width, no displacement, consistent with normal seasonal movement. Master bedroom window seal failure observed (fogging between panes); recommend window replacement for energy efficiency.”

Inspectors test a representative sample of outlets, switches, and fixtures rather than every one. The report typically discloses this sampling approach.

Section 9: Appliances

Built-in appliances — range, dishwasher, garbage disposal, microwave — receive functional testing. A typical example: “Range gas burners ignite and operate. Oven heats to set temperature. Dishwasher runs through full cycle, no visible leaks. Garbage disposal operates. Built-in microwave heats. Refrigerator (when included with sale) cools to set temperature.”

Appliances not included with the sale are typically excluded from the inspection scope. Specialty appliances (wine refrigerators, ice makers) may require manufacturer-specific testing the inspector does not perform.

How the Example Differs From a Generic Sample

A generic sample report uses templated narrative (“Component appears to be in serviceable condition”) that often reads as filler. A real-world example contains specific observations tied to specific photographs — concrete cracks at the northeast corner, missing GFCI in the half-bath outlet, slipped shingle at the north slope above the kitchen window. The specificity is the value.

How Findings Get Documented

The narrative quality of findings separates competent reports from weak ones. A weak entry reads: “Roof: Some wear observed.” A competent entry reads: “Roof: Asphalt shingle covering, three-tab style, estimated age 15 to 18 years based on granule loss and curling pattern. Two areas of slipped shingles visible on north slope above kitchen window (photo 47). Vent boot at plumbing penetration shows cracked rubber gasket (photo 48); recommend replacement to prevent water intrusion. Estimated remaining service life 5 to 8 years.”

The competent entry specifies the material, the age, the observed defects with photograph references, the recommended action, and a service-life estimate. Each element answers a specific question a buyer or future owner will have. The weak entry answers nothing.

Look for this level of specificity when evaluating sample reports during inspector selection. A pattern of vague language across all sections signals a thin practice. A pattern of specific, photograph-referenced findings signals an inspector who documents their work seriously.

Cost Estimates in the Report

Some inspectors include cost-estimate ranges in their reports for major findings (“Estimated repair cost: $500 to $5,000 depending on extent of underlayment damage”). Others avoid cost estimates and refer the buyer to specialty contractors for evaluation. Both approaches are defensible.

Cost estimates help buyers prioritize negotiation but expose the inspector to liability if actual repair costs diverge significantly. Inspectors who include cost estimates typically use wide ranges and qualify them heavily. Inspectors who avoid estimates rely on their referral network of trusted specialty contractors to provide more accurate quotes after the inspection.

For real-estate transactions where negotiation timing is tight, cost-estimate-inclusive reports save the buyer time. For more complex or unique homes where estimates might mislead, the referral approach is more conservative. Ask which approach the inspector uses before booking.

What to Look For in an Inspector’s Sample

When vetting an inspector, request a sample of a recently completed report (with personal information redacted). Look for:

  • Specific findings with location and photograph references
  • Clear severity classification and prioritization
  • Cost estimate ranges or referrals to specialists for major items
  • Scope limitations disclosed honestly (what was not inspected and why)
  • Recommendations that are actionable rather than generic
  • Photographs that capture both the defect and a reference point

Reading the Report as a Buyer

Read the summary first. Identify any items that fall into Major Concerns or Safety Concerns. For each, decide whether you want to negotiate repair, negotiate credit, or accept the condition. Read the full section narratives for the components flagged in the summary to understand context. Read the maintenance items list as a future homeowner to-do, not as a negotiation lever.

Bring the report to a final walkthrough before closing. Verify each summary item has been addressed if you negotiated repair. Photograph any items that look different from the inspection-day photos.
