Asbestos Siding: How to Identify, What to Do, and What It Costs to Remove

Asbestos cement siding, often called Transite or by its trade names like Hardiplank predecessors, was a workhorse of mid-century American residential construction. Manufacturers formulated it as a Portland cement matrix with chrysotile asbestos fibers added for tensile strength, fire resistance, and dimensional stability. It was sold from the early 1920s through the early 1980s, and millions of homes still have it. Unlike many indoor asbestos materials, cement siding is generally not a high-risk hazard when undisturbed, but renovation, replacement, or weather damage triggers exposure concerns. This guide walks through identification, the leave-it-vs-remove-it decision, and pricing.

What asbestos cement siding looks like

Several physical clues:

  • Form factor: rectangular shingles or flat panels. Typical size 12 inches tall by 24 inches wide for shingle-style; 4×8 ft sheets for flat-panel applications.
  • Texture: a distinctive imitation wood-grain texture stamped into the surface during manufacture. The grain pattern repeats; real wood grain does not.
  • Material feel: noticeably harder and more brittle than wood lap siding. Broken pieces show a chalky, cement-like cross-section, not the fibrous look of wood.
  • Color: typically gray, white, or earth tones. Original color often visible behind any later paint.
  • Mounting pattern: nailed in place with face-nailing through the shingle. Modern fiber cement (HardiePlank, James Hardie, Allura, Nichiha) uses blind nailing or face nailing with specific patterns that differ from older asbestos-cement.
  • Edge profile: straight horizontal edges; corners typically square. Asbestos shingles often have a slightly tapered profile from face to back edge.

Visual identification is suggestive but not definitive. Modern fiber cement (asbestos-free) looks similar at distance and was specifically designed to replace the appearance of asbestos cement after the asbestos formulations were phased out in the 1980s.

Confirming via testing

The reliable method is laboratory analysis under EPA Method 600/R-93/116 (polarized light microscopy of bulk samples). Sampling protocol:

  1. Wear N-95 respirator minimum, gloves, and disposable coveralls or designated clothing.
  2. Mist the sample area with water from a spray bottle.
  3. Use a small handsaw or utility knife to cut a piece roughly the size of a quarter from a corner or edge of an existing shingle. Avoid breaking large pieces.
  4. Place the sample in a sealable plastic bag, double-bag, label per the lab’s instructions.
  5. Ship to an NVLAP-accredited laboratory for analysis. Results in 1 to 2 weeks; cost $30 to $80 per sample.

For pre-1985 homes with cement-style siding, treat as presumed asbestos until tested. The probability of asbestos content is roughly 70 to 90 percent for cement siding installed before 1980 in the U.S.

The leave-it-vs-remove-it decision

Three options:

Leave in place. The default and lowest-cost option. Acceptable when:

  • Siding is intact, undamaged, and in good condition
  • You are not planning renovation that disturbs the siding
  • You will own the home long-term without selling soon

Maintenance: clean periodically with low-pressure water (high-pressure washing damages the cement matrix and releases fibers). Repaint with high-quality exterior paint to encapsulate. Avoid sanding, scraping, or any abrasive treatment.

Encapsulation by overlay. Install new siding over the existing asbestos siding. The original cement remains in place but is physically separated from environmental exposure by the new material. Cost: $4 to $12 per square foot for new siding, no asbestos abatement required if the existing is not removed. Trade-offs: increases wall thickness (may complicate windows, doors, and trim), and requires future renovation to address both layers when needed.

Removal and replacement. A state-licensed asbestos abatement contractor removes the existing siding under controlled conditions, then re-sides with new material. The most expensive option but the cleanest long-term solution. Cost: $8 to $15 per square foot for abatement plus $4 to $12 per square foot for new siding.

Pricing in 2026

Removal-only (without re-siding): $8 to $15 per square foot. For a typical 2,000 sq ft single-family home with all four sides asbestos cement, total $5,000 to $20,000. Includes containment setup, careful removal of intact pieces (preferred over breaking, which generates more friable material), waste packaging in 6-mil polyethylene, transport to permitted disposal facility, and post-abatement air clearance testing.

Re-siding only (over existing asbestos cement): $4 to $12 per square foot for fiber cement (HardiePlank), $6 to $14 per square foot for vinyl, $10 to $25 per square foot for wood or engineered wood. Total for a typical 2,000 sq ft home: $7,000 to $25,000.

Removal plus re-siding: Combined $12,000 to $35,000 for a typical 2,000 sq ft single-family home. Higher in regulated states (California, New York, Massachusetts), lower in less-regulated markets.

Add: scaffolding rental ($300 to $1,200 for a typical residential project), permit fees ($50 to $300 in most jurisdictions), and electrical or plumbing penetrations that need adjustment ($200 to $1,000).

Renovation triggers that force action

Even if you intended to leave the siding in place, certain renovations require dealing with it first:

  • Window or door replacement that requires removing siding around the opening
  • Adding wall insulation that requires opening the cavity
  • Installing solar panels or solar mounting
  • Adding HVAC penetrations (mini-split lines, dryer vents)
  • Roofing work that requires fascia replacement
  • Addition or remodel that ties into existing wall

For these triggers, hire a state-licensed asbestos contractor to handle the affected area before the renovation starts. Trying to negotiate around the asbestos at the renovation moment typically fails and costs more than addressing it directly.

Disclosure obligations

Most state seller-disclosure laws require disclosing known asbestos. If you have tested and confirmed positive, the disclosure obligation triggers. Concealment risks post-closing litigation. The clean approach: disclose the test result, the date, and any remediation history. Buyers can factor it into their offer; informed transactions close more reliably than ambushes.
