How a lead paint assessment differs from a lead inspection

A lead inspection answers a yes/no question about lead-based paint presence. That distinction matters because intact lead paint on an interior wall in good condition poses limited immediate risk; deteriorated lead paint on a friction surface like a window sash poses substantial risk to children in the household. The assessment categorizes hazards by severity, prioritizes them for remediation, and produces a written management plan that the property owner can implement over time.

What the lead paint assessment process includes

Property owners renting pre-1978 housing under HUD-assisted programs are legally required to follow lead-safe practices and benefit from the management plan that comes with the assessment.

Property owners selling a pre-1978 home are required by Title X (the Residential Lead-Based Paint Hazard Reduction Act of 1992) to disclose any known lead-based paint or lead hazards to buyers and to provide the EPA-approved “Protect Your Family From Lead in Your Home” pamphlet. The disclosure does not require an assessment, but sellers who have completed an assessment can disclose specifically what is known rather than acknowledging the general possibility of lead.

Lead in soil and water as parallel concerns
