Home Inspection PDF: What the Checklist Actually Covers
Buyers searching for a home inspection PDF usually want one of two things: a printable checklist to bring along to a walkthrough, or a sense of what a licensed inspector actually documents during a paid inspection. Both versions ultimately describe the same scope of work. The American Society of Home Inspectors (ASHI) and the International Association of Certified Home Inspectors (InterNACHI) each publish standards of practice that define which systems are inspected and which are explicitly excluded. This guide walks through the full checklist in prose form so homeowners can follow along whether or not a printed PDF is in front of them.
What a Home Inspection PDF Typically Covers
A reliable home inspection PDF organizes the property into nine major systems and inspects each one in a defined order. Inspectors usually start outside and work inward, ending with appliances and the attic. The order matters because exterior conditions often explain interior symptoms, and an inspector who finds water staining inside wants to have already checked the gutters, grading, and roof penetrations.
The nine sections nearly every checklist covers are: site and grading, exterior cladding and trim, roof and roof structure, attic and insulation, plumbing supply and drainage, electrical service and distribution, heating and cooling, interior surfaces and openings, and built-in appliances. Site, Grading, and Exterior
The site walk-around looks at how water moves away from the foundation. Inspectors note grading slope (the IRC recommends at least six inches of fall in the first ten feet), gutter discharge location, downspout extensions, surface drains, and any negative grading that pushes runoff toward the slab. Driveway and walkway cracks larger than a quarter inch get noted, as do trip hazards and settled flatwork that holds water.
Exterior cladding inspection covers siding type, condition of paint or stain, caulking at penetrations, flashing at windows and doors, deck and porch framing, handrail and guardrail height, and any visible foundation cracks. Inspectors look for efflorescence on masonry (a sign of moisture migration), separation between siding courses, and rotted or insect-damaged wood at ground contact points.

Inspectors look at insulation type and depth, ventilation (typically a 1:300 ratio of net free vent area to attic floor area), the presence of bathroom or kitchen exhaust dumping into the attic instead of through the roof, knob-and-tube or other obsolete wiring, signs of roof leaks, rodent activity, and the integrity of any framing repairs.
Plumbing System Walkthrough
Plumbing in a home inspection PDF starts at the meter or well and ends at every fixture. Supply piping type (copper, PEX, galvanized steel, polybutylene) gets identified at exposed runs, and the inspector notes corrosion, mineral staining at joints, or active leaks. Drain piping is checked for material (cast iron, ABS, PVC) and visible defects. Electrical System Coverage
Electrical inspection begins at the service drop or lateral and proceeds to the panel. Inspectors record service amperage (most modern homes have 200 amps; older homes may have 100 or even 60), main disconnect type, panel manufacturer, and any known recalled brands (Federal Pacific Stab-Lok, Zinsco, Challenger). They open the dead front when safe to do so, looking for double-tapped breakers, missing knockout fillers, bonding and grounding integrity, and aluminum branch-circuit wiring on 15- and 20-amp circuits.

HVAC, Interior, and Appliances
Heating systems are inspected in heating mode whenever outdoor conditions allow. Inspectors record fuel type, manufacturer, capacity in BTU/hour, apparent age from data plates, last service date if a sticker is visible, filter condition, and visible flame characteristics on gas equipment. Carbon monoxide concerns are noted when there are unlined flues, backdraft signs at the draft hood, or evidence of soot. Cooling systems are operated when outdoor temperatures exceed roughly 60 degrees Fahrenheit per most manufacturer guidance; below that, the compressor may be damaged by running, and inspectors note the system as not operated due to weather.
Interior inspection covers walls, ceilings, floors, windows, doors, stairs, and fireplaces. Inspectors look for water staining, cracks suggesting movement, sticking or out-of-square openings, single-pane windows in newer-build areas where code requires double-pane, and missing safety glazing near tubs and stairs. What a Home Inspection PDF Explicitly Excludes
The same standards that define what an inspection covers also list what it does not. Inspectors do not move stored items, lift floor coverings, dismantle equipment, or perform engineering analysis. They do not test for radon, mold, asbestos, lead, or water quality unless those are scheduled and paid for separately. They do not inspect detached structures, sprinkler systems, swimming pools, low-voltage and security wiring, or solar systems unless contracted. They do not predict future life expectancy of components; they describe current condition only.

Buyers who download an ASHI or NACHI checklist before the inspection walk in better prepared. The checklist clarifies what is and is not in scope, which prevents the most common buyer disappointment: discovering after closing that an item the buyer assumed was covered (the chimney flue interior, the sewer line, the chimney crown) was actually outside the standard scope and required a specialty inspection. Buyers should request the inspection PDF as a delivery file, not as a printout, even when an agent or inspector offers to summarize verbally. Limitations of the Standard PDF Scope
A home inspection PDF is intentionally limited in scope. The standards of practice define what the inspector must address and explicitly exclude environmental testing, sewer scope inspection, swimming pool function, septic performance, well capacity beyond pressure, alarm and low-voltage systems, solar systems, and code compliance. These exclusions are not oversights; they reflect either the need for specialized equipment, the need for a different professional credential, or the practical impossibility of covering them within a typical two-to-four-hour inspection.
Buyers who want any of those items addressed should schedule specialty inspections in parallel with the general inspection.
