Property Inspection Checklist: What Homeowners Need to Know

Buyers walk into a property inspection expecting a thorough look at the house, but few know exactly what the inspector will and will not touch. A property inspection checklist lays out the systems and components a qualified inspector evaluates, from the roof down to the foundation, so you can follow along, ask sharper questions, and read the final report with context. Knowing the scope ahead of time turns a confusing PDF into a useful decision tool.

What does a property inspection checklist cover?

A standard home inspection follows a defined scope, and the major trade associations publish standards of practice that spell it out. According to the InterNACHI and ASHI standards, an inspector visually examines the readily accessible systems of a home and reports on their condition. The checklist generally spans the roof, exterior, structure and foundation, attic and insulation, electrical, plumbing, heating and cooling, interior, and built-in appliances.

The key word is visual. An inspector reports on what can be seen and safely reached on the day of the inspection. They do not open walls, dismantle equipment, or predict future failures. The report describes the current, observable condition and flags items that are unsafe, near the end of their service life, or in need of further evaluation by a specialist. The major categories on a property inspection checklist

While each inspector organizes their report slightly differently, the same core categories appear on nearly every checklist.

Roof, exterior, and structure

The inspector evaluates roofing material, flashing, gutters, and visible signs of leaks or wear. Outside, they look at siding, trim, grading, drainage, walkways, and the condition of decks and porches. Structurally, they assess the foundation, framing where visible, and signs of movement such as cracks or uneven floors. Electrical and plumbing

The electrical review covers the service panel, breakers, visible wiring, outlets, and the presence of safety devices like GFCI and AFCI protection. Inspectors test a representative sample of outlets and fixtures rather than every single one.

Heating, cooling, and ventilation

The inspector operates the furnace and air conditioning using normal controls, checks the age and visible condition of the equipment, and notes any safety concerns. Interior, attic, and appliances

Inside, the checklist covers walls, ceilings, floors, windows, doors, stairs, and railings. The attic review looks at insulation levels, ventilation, and signs of moisture or pest intrusion. Built-in appliances are operated to confirm basic function. This category often surfaces small but useful findings, like missing smoke detectors or improperly vented exhaust fans.

Add-on inspections worth considering

The standard checklist is broad but shallow by design; it is a visual survey, not a battery of specialized tests. Several add-ons fill the gaps, and on certain properties they are worth the extra fee. Each addresses a system the general inspection touches only lightly or not at all.

A radon test belongs near the top of the list on the Front Range, where the region’s geology places much of the area in the highest radon-potential zone. The general inspection does not measure radon; a separate test does. A sewer scope runs a camera through the main line to the street, revealing root intrusion, bellies, and cracks that no surface inspection can see. On older homes with mature trees, a sewer problem discovered after closing can cost thousands, so the scope often pays for itself. Mold sampling, a wood-destroying-insect inspection, and a dedicated structural or foundation evaluation round out the common add-ons.

Deciding which to order comes down to the property. A century-old home with a basement and big cottonwoods nearby is a strong candidate for radon, sewer, and structural add-ons. How to read severity in the report

A finished report can run dozens of pages, and the volume intimidates first-time buyers. The skill is in triage. Most inspectors flag findings by severity, separating safety hazards and major-system defects from minor maintenance items. A missing GFCI outlet near a sink is a quick, cheap fix. A roof at the end of its service life, a cracked heat exchanger, a foundation showing active movement, or aluminum branch wiring is a major-system concern that affects budget and negotiation.

Read the report twice. The first pass takes in the whole picture; the second focuses on the handful of items that carry real cost or risk. Cosmetic notes, a stained ceiling tile, a sticking door, worn caulk, are normal for any lived-in home and rarely worth negotiating over. What a property inspection does not cover

Just as important as the checklist is the list of exclusions. A general home inspection is not a code compliance audit, an appraisal, or a guarantee. It typically does not include hidden conditions behind walls, the interior of chimneys and flues, or specialized testing for radon, mold, asbestos, lead, or sewer line condition unless those are ordered separately. Inspectors also exclude anything unsafe or inaccessible to examine on inspection day. Buyers often confuse a home inspection with other assessments that happen around a purchase, and the distinctions matter. An appraisal estimates the home’s market value for the lender; it is not a condition survey and will not catch a failing furnace. A code compliance inspection by a municipality checks specific work against building codes, usually after a permit, and has a narrow scope. After the inspection, read the report against the checklist categories. Separate the safety items and major-system concerns from cosmetic notes. The exterior pass covers the roof from the ground or by walking it when safe, the chimney and visible flashing, the condition of siding and trim, the state of windows and exterior doors, and the grading and drainage that direct water toward or away from the foundation. Decks, porches, railings, and stairs are checked for stability and safe construction. The inspector notes attached structures like garages and any visible foundation cracks or signs of movement.

Inside, the route typically goes room by room. In kitchens, the inspector runs the faucets, checks under-sink plumbing for leaks, tests built-in appliances, and confirms outlets near water have GFCI protection. Bathrooms get a similar treatment, with attention to ventilation, caulking, and signs of past moisture. Bedrooms and living areas are checked for working windows, smoke and carbon monoxide detectors, and any ceiling or wall staining that hints at leaks above. The inspector then examines the mechanical spaces, the furnace and water heater, the electrical panel, and any laundry hookups, before finishing in the attic and, where accessible, the crawl space or basement. Not every inspector covers the standard scope with equal rigor.
