This guide treats finding as a search process β€” a strategy for locating mold growth that isn’t obvious from the front door. The workflow uses moisture sources as the search heuristic, because mold and moisture always travel together. Mold grows where moisture sits for 7 to 10 days or longer. Find the moisture and you find the mold. This is more efficient than scanning every surface visually, because moisture sources cluster in predictable locations.

The search has four moisture-source categories: plumbing, condensation, exterior water intrusion, and ventilation failure. Each category has typical locations and visible signatures.

Plumbing leaks account for the majority of indoor mold finds. The leak doesn’t have to be dramatic β€” slow drips wick into porous materials for months without obvious symptoms.

Under sinks

Open every vanity and kitchen sink cabinet. Look at the cabinet floor for staining or water rings. Touch the supply lines and drain trap. A few drops a day soaks the particleboard base within weeks.

Behind toilets

Behind appliances

Walls below plumbing fixtures

Tap on drywall below sinks and behind shower walls. A hollow sound suggests intact drywall; a dull thud may signal moisture-saturated paper backing.

Condensation creates persistent moisture without an obvious leak. The signature is winter-worsening growth in specific cold spots.

Exterior-wall closets

Cold exterior walls condense interior humidity, especially behind clothes that block air circulation. Pull clothes away and check the back wall.

Wall under windows

Single-pane and older double-pane windows condense in winter. The wall and windowsill absorb the moisture over time. Look for paint flaking, drywall softness, or visible growth.

Rooms over unheated spaces

Bedroom corners above an unheated garage. Crawl-space-side floors that don’t get warmed from below. These spots are colder than the rest of the wall and condense humidity.

Cold-water supply lines

In humid basements or crawl spaces, cold-water lines condense and drip onto whatever’s below. Check directly below long runs of cold pipe.

Below-grade penetrations

Where pipes, conduit, or vents pass through basement walls, water often follows. Inspect each penetration point.

When humidity can’t leave the house through ventilation, it deposits on the coolest surfaces and grows mold.

Bathroom exhaust failures

Exhaust fans vented into the attic deposit moisture there. Look for mold on roof sheathing near bathroom vent terminations.

Dryer venting

Dryers vented improperly (into the garage, into a vinyl flex pipe with bends, into the crawl space) deposit moisture in those locations.

Whole-house humidity

The log serves three purposes: it shortens the next round of searching by recording what you’ve already cleared, it strengthens documentation for insurance or disputes, and it gives a professional inspector a baseline if you escalate.

What to do after finding mold

For visible mold under 10 square feet, clean it yourself with N95 respirator, gloves, and eye protection per EPA guidance. Fix the moisture source first; otherwise the growth returns. Use detergent and water on non-porous surfaces; remove and replace porous materials (drywall, ceiling tile, carpet) where growth has penetrated.

Finding mold using construction documents
