Home Inspection Checklist: The Meta Checklist for 2026

A home inspection checklist is the structured list of items a professional inspector examines during a residential walkthrough. Most published checklists run 200 to 600 line items grouped by system. This guide takes a different approach. Rather than reproducing a specific checklist, it covers the meta-checklist: the eight system categories every competent home inspection checklist must include, what each category should examine, and how buyers can use this framework to evaluate the checklists their inspector uses. The aim is to give first-time buyers a durable mental model for what a quality home inspection actually covers.

What Should Every Home Inspection Checklist Include?

Every professional residential home inspection checklist should organize around eight system categories: foundation and structure, exterior, roof, attic, plumbing, electrical, HVAC, and interior. ASHI and InterNACHI Standards of Practice define what falls inside the scope for each category. A checklist missing any of these categories is incomplete; a checklist that covers all eight in sufficient depth is the working baseline. The depth within each category is what separates a competent checklist from a token one.

Category 1: Foundation and Structure

The foundation category covers the components that hold the house up. Items the checklist should include: visible foundation type (slab, basement, crawlspace), visible cracks and their characterization, evidence of settling, water-staining patterns suggesting past moisture intrusion, sill plate condition where visible, framing visible from basement or crawlspace, support posts and beams, joists, and load-bearing walls. The inspector documents condition, not engineering analysis; structural concerns trigger a recommendation to engage a structural engineer.

Pre-1950 homes deserve more attention here because settling and original framing details are more variable. ICC building codes describe foundation requirements that inform the inspector’s reference frame.

Category 2: Exterior

Exterior covers siding, trim, windows, doors, decks, patios, walkways, driveway, drainage, and grading. Items the checklist should include: siding material and condition, paint and caulk condition, window frame condition and seal integrity, door condition and operation, deck attachment to the house, deck framing and rail integrity, grading away from the foundation, downspout discharge location, and visible signs of pest intrusion.

Drainage and grading are particularly important because most basement and crawlspace moisture problems start with poor exterior water management. The inspector should document slope direction and downspout discharge distance, not just the presence or absence of gutters.

Category 3: Roof

Roof covers the roofing material, flashing, penetrations, gutters, and the chimney exterior. Items the checklist should include: roofing material type and apparent age, condition of shingles or panels, flashing condition at penetrations (vents, chimney, skylights), gutter condition and attachment, chimney exterior condition (mortar, caps, crown), and any visible damage or wear patterns.

Inspectors climb the roof when safely accessible. When the roof is too steep or wet to climb, the inspector documents the limitation and conducts the inspection from ground level with binoculars or drone where available. The roof is one of the highest-cost replacement items, so detailed documentation matters for purchase-price negotiation.

Category 4: Attic

Attic covers insulation, ventilation, framing visible from above, the underside of the roof deck, and any visible HVAC or plumbing components. Items the checklist should include: insulation type and apparent depth, ventilation type (gable, ridge, soffit) and adequacy, evidence of moisture intrusion on the roof deck underside, visible electrical wiring condition, visible HVAC ducts and their insulation, plumbing vent stack penetrations, and signs of pest intrusion.

The attic is where many moisture-intrusion and ventilation problems are first visible. U.S. Department of Energy insulation guidance describes R-value recommendations that inform the inspector’s observations.

Category 5: Plumbing

Plumbing covers visible supply lines, drain lines, fixtures, water heater, and shutoff valves. Items the checklist should include: water supply line material (copper, PEX, PVC, galvanized), drain line material, fixture operation (representative samples), water heater type, age, capacity, and TPR valve presence, main shutoff location, individual fixture shutoff valves, and visible signs of leaks or corrosion.

Category 6: Electrical

Electrical covers the service entrance, panel, branch circuits, outlets, switches, and fixtures. Items the checklist should include: service capacity (amperage), panel type and apparent age, breaker condition, GFCI and AFCI presence at code-required locations, grounding and bonding, representative outlet testing, switch and fixture testing, and any visible wiring concerns (knob-and-tube, aluminum branch wiring, double-tapped breakers).

Electrical findings are among the most safety-critical. Inspectors flag any concern that affects life safety for immediate professional attention. ICC and NFPA reference standards inform what is reasonable.

Category 7: HVAC

HVAC covers the heating system, cooling system, ductwork, and ventilation. Items the checklist should include: heating system type, age, capacity, and operational test, cooling system type, age, capacity, and operational test, visible ductwork condition and insulation, ventilation adequacy, combustion-appliance safety (where applicable), and any visible signs of system distress or deferred maintenance.

HVAC is climate-dependent. Front Range inspectors emphasize heating systems and humidification; coastal inspectors emphasize cooling and dehumidification. ASHRAE publishes HVAC reference standards that inform the inspector’s evaluation framework.

Category 8: Interior

Interior covers floors, walls, ceilings, doors, windows from inside, stairways, fireplaces, and built-in appliances. Items the checklist should include: floor condition by surface type, wall and ceiling condition including any visible staining, interior door and window operation, stairway and rail safety, fireplace condition and operation where present, appliance operation (representative testing), and any visible signs of moisture intrusion, pest activity, or deferred maintenance.

What Else Should the Checklist Cover?

Beyond the eight system categories, a competent inspection checklist should also document: garage and accessory structures, smoke and CO detector presence, stair and rail safety, egress window adequacy in bedrooms, deck and balcony safety, and pool and spa equipment (when present, often as a paid ancillary). Site-level items (driveway, walkway, vegetation contact with structure) round out the inspection.

Reading the Output: What the Checklist Becomes

A working inspector turns the checklist into a written report. The report typically organizes findings the same way the checklist organizes inspection: by system category. Each finding includes a description, photo documentation, and a recommendation (informational, monitor, repair, immediate attention). The checklist disciplines the inspection; the report disciplines the communication of findings.

InterNACHI Standards of Practice at InterNACHI and ASHI Standards at ASHI both define minimum scope expectations that align with this eight-category framework.

What Is Not on a General Inspection Checklist?

The general home inspection checklist does NOT cover: environmental testing (radon, mold, lead, asbestos), sewer line interior, well water quality, septic system, structural-engineer-level analysis, code-compliance review, environmental remediation pricing, or hidden defects behind finished surfaces. Each of these is a separately quoted specialty service and follows its own checklist.

How Buyers Should Use This Framework

Before booking an inspector, ask whether their inspection covers all eight system categories at depth consistent with ASHI or InterNACHI Standards of Practice. Request a sample report and verify that the report addresses each category. If a category is missing or thin, ask why. The eight-category meta-checklist is the durable buyer-side filter; specific line items vary, but the categories should not.

Front Range Inspection Checklist Notes

Front Range homes carry several recurring considerations worth flagging in the checklist: radon (geological profile per CDPHE), expansive soils and foundation settling, hail damage to roofing, and heating-system capacity given winter design temperatures. A Front Range inspector’s checklist will spend more time on heating, foundation, and roof than the same checklist used in a milder climate.

How to Use the Checklist as a Buyer Companion

The eight-category framework that organizes the inspector’s checklist also makes a practical buyer companion document for inspection day. The buyer who arrives with a printed checklist and a clear mental model of what each category covers extracts more value from the inspection than the buyer who relies solely on the inspector’s written report after the fact. Five practical steps turn the meta-checklist into a working buyer companion.

First, download a generic home inspection checklist from a credentialed source before the inspection day. InterNACHI Standards of Practice and ASHI Standards of Practice both publish reference frameworks aligned with the eight-category structure. The downloaded checklist does not need to match the specific checklist the inspector uses; it just needs to organize the buyer’s attention by the same eight categories.

Second, print the checklist and bring it to the inspection. A paper version is more useful than a phone-screen version during the walkthrough because the buyer can write notes directly on the page without juggling a device alongside a flashlight and the inspector’s pace. The printed checklist serves as a portable framework for organizing what the buyer sees and hears in real time.

Third, mark items the buyer wants to question. As the inspector points out conditions during the walkthrough, the buyer can mark the corresponding checklist line item with a question or follow-up note. This focuses the post-walkthrough question session rather than leaving the buyer scrambling to remember which observations triggered curiosity. Inspectors prefer questions organized by system rather than scattered across categories; the checklist enforces that organization naturally.

Fourth, note the distinction between what the inspector verbally mentions during the walkthrough versus what makes it into the written report. Working inspectors typically narrate their observations as they go, but not every observation rises to a report-worthy finding. Items the inspector mentions but does not write in the report are often informational notes the buyer should still capture for their own awareness. The checklist gives the buyer a place to mark these verbal-only observations.

Fifth, capture independent buyer photos for memory aid. The inspector’s photographs become part of the formal report, but buyer photos serve a different purpose: helping the buyer remember the spatial layout, the location of specific features, and the conditions they want to revisit during decision-making. A buyer who takes 20 to 40 phone photos during a 3-hour inspection walks away with a personal visual reference that complements the inspector’s formal documentation. The combination of inspector report plus buyer-captured imagery produces a richer decision support package than either alone.
