Mold Inspection Dallas: What Homeowners Need to Know

The combination produces a mold profile unlike anything in the cooler, drier mountain west. Long summers with high outdoor humidity push interior dew points up. Aggressive air conditioning condenses moisture on the supply side of duct systems. Slab leaks under post-tensioned foundations wet sill plates and bottom plates of interior walls from below. Occasional winter freeze events burst pipes and create acute wetting that goes undetected until water surfaces at a baseboard. A two-to-four-hour visual and instrumented walkthrough follows. Moisture meters scan large surfaces and confirm subsurface readings at suspect spots. Infrared imaging finds the cold thermal signature of evaporative cooling that hides behind drywall.

In Dallas, the inspector reads three building patterns that produce most findings. Single-story slab-on-grade homes in older neighborhoods (Lakewood, Oak Cliff, M Streets). Two-story slab homes in newer suburbs (Plano, Frisco, McKinney, Mesquite). Townhome and condo construction in Uptown, Knox-Henderson, and the Bishop Arts area. Post-tensioned slabs on expansive clay

Dallas-area homes sit almost universally on post-tensioned concrete slabs. The PT slab uses high-strength steel tendons in compression to keep the slab in one piece as the underlying clay swells and shrinks with seasonal moisture. The clay (commonly called Houston Black or the Eagle Ford shale derivatives) can change volume by several percent between wet and dry conditions. The slab is designed to ride those movements.

Mold problems associated with the slab usually come from below-slab plumbing leaks. Hot and cold supply lines that run through or under the slab can fail at a fitting or develop pinhole leaks after thirty to fifty years. The wetting is invisible from the living spaces above until water finds a path up around a plumbing penetration, through a hairline slab crack, or laterally to the wall-to-slab joint where it wicks into the bottom plate of an interior wall. By the time water shows at a baseboard or carpet edge, mold growth in the pad and lower drywall is typically well established.

Detecting a slab leak before it becomes a mold problem

The inspector reads slab-leak risk through three indicators. An unexplained warm spot on the floor (hot-line leak). A water bill that has climbed without an obvious cause. Visible moisture or efflorescence at the slab-to-wall joint in any garage, utility room, or pantry where the joint is observable. Acoustic leak detection and a plumbing pressure test are sometimes recommended as next steps when one or more indicators are present.

Air conditioning, condensation, and duct interiors

Dallas summers run from May through October with daytime highs commonly in the upper 90s and afternoon dew points in the upper 60s to low 70s. Residential air conditioning runs for months at a time, condensing several gallons of water per day at the evaporator coil. The condensate drain pan and the primary and secondary drain lines all collect that water and route it outdoors or to a plumbing connection.

The mold issues associated with the cooling system fall into two categories. The first is supply-side condensation: in homes where the duct insulation is damaged or missing, cold supply air condenses on the duct exterior in the attic, dripping into the insulation and onto the drywall ceiling below. The second is drain-pan and drain-line growth: standing water in the pan or a partial blockage in the drain line feeds biological growth that releases spores into the supply air stream. Hot summer humidity and indoor moisture loading

When a Dallas home is closed up for the summer cooling season, the conditioned interior can still see relative humidity creep above 55 percent if the AC short-cycles, if oversize equipment dehumidifies poorly, or if a fresh-air ventilation system pulls in unconditioned outdoor air at high dew points. Look for a licensed Mold Assessment Consultant (MAC) or Mold Assessment Technician (MAT) for inspection work. Confirm AIHA-LAP accreditation for the lab they use. Ask whether the inspector is independent of any remediation company; Texas law requires this separation for licensed assessors performing work that will be remediated.

Three questions worth asking before booking

First, what is the TDLR license number, and can the homeowner verify it on the TDLR website? Second, will the report include moisture meter readings, humidity logs, and infrared imaging photos alongside any lab data? Third, does the inspector provide a written interpretation of the lab results or just a raw lab sheet? Complete reports always link spore counts back to a moisture-source diagnosis.

When to act on findings

EPA guidance recommends professional remediation for visible mold areas larger than about ten square feet. Smaller patches can sometimes be cleaned by the homeowner after the moisture source is corrected. In Dallas, the moisture-source piece is the harder part because slab leaks, AC condensation, summer humidity loading, and freeze events all push moisture toward indoor surfaces in different ways. Cleaning without source control means the mold returns within months.

Common moisture sources in newer slab construction

The mold concerns shift toward construction-era defects rather than long-term failures. Common findings include flashing details around exterior brick veneer that were not lapped correctly, allowing wind-driven rain to enter the wall cavity. The Texas Department of Licensing and Regulation requires that mold assessment reports filed by licensed Mold Assessment Consultants follow specific documentation standards. The report must include the licensee’s name and license number, the date and scope of the assessment, the equipment used (with serial numbers for sampling devices), the lab name and accreditation status for any sample analyzed, the findings, and the recommendations.
