When hiring a pro makes more sense than DIY

Hire a professional rather than buying a kit when: visible growth exceeds 10 square feet; multiple rooms show musty odors or symptoms; someone in the household has unexplained respiratory issues; a recent water event preceded the concern; or the test feeds into a transaction, insurance claim, or legal dispute. Where to find a certified mold inspector

Two professional directories are worth searching first.

InterNACHI member search. The International Association of Certified Home Inspectors maintains a directory of certified inspectors with mold credentialing. Search by zip code or county and filter for the Certified Mold Inspector (CMI) credential.

ASHI member search. The American Society of Home Inspectors directory lists members with their credentials. Many ASHI inspectors have InterNACHI mold credentials as well.

Online review platforms β€” Google, Yelp, Angi β€” surface local providers but do not verify credentials. Cross-check anyone found through reviews against the InterNACHI or ASHI directories before booking.

Credentials to filter for

Anyone with a moisture meter can claim to be a mold inspector. Two credentials carry real weight:

InterNACHI Certified Mold Inspector (CMI). Requires coursework, an exam, and continuing education. Member numbers are searchable on the InterNACHI website.

IICRC AMRT (Applied Microbial Remediation Technician). The remediation-side credential. Some inspectors hold both. If the firm performs remediation in addition to inspection, the AMRT certification adds credibility β€” though the dual role raises conflict-of-interest questions.

Colorado does not currently license mold assessors as a stand-alone trade, so the certification credentials above carry more weight than any state registration. Always ask for the certification number and verify it before booking the visit.

What to do before the inspector arrives

Cladosporium is typically the dominant outdoor genus. Stachybotrys, Chaetomium, Ulocladium, and Fusarium are water-damage indicator species that warrant attention at any indoor level.

The EPA does not publish numeric thresholds. Interpretation depends on the outdoor control comparison. Indoor counts that mirror outdoor patterns and run lower in magnitude are usually normal. What happens after the report

The inspector should walk through the report on a phone call or video conference, point to specific photographs, and translate the lab data into a recommended action list. If the deliverable is “drop off the report and disappear,” the service was incomplete.

Typical action lists fall into three categories. Cleanup-only: surface mildew and elevated counts traceable to a known moisture problem the homeowner can fix. Mixed: surface remediation by the homeowner plus a moisture-source repair by a contractor. Red flags that should disqualify a provider

Walk away from any provider who: refuses to take an outdoor control sample; quotes a remediation cost before lab data returns; cannot produce certification numbers; uses same-day-decision sales tactics; recommends a $10,000+ remediation based on a single surface sample; or claims to “kill mold with ozone” without follow-up source repair. Mold testing is straightforward fee-for-service consulting, not a sales funnel.

Source-moisture identification matters more than spore counts

The actual goal of getting a home tested is rarely just to confirm mold exists. It is to identify the moisture source feeding the colony. Killing visible growth without correcting moisture buys 30-60 days. A good report includes a moisture-source hypothesis along with the lab data.

Common Front Range sources: bath fans that don’t pull enough air or vent into attics; downspouts dumping at the foundation; negative grade against the slab; sump-pump failures during snowmelt; condensation on uninsulated supply lines; ice-dam roof leaks; unvented dryer ducts; and cold exterior walls behind furniture. Coordinating with remediators

If the test reveals remediation is needed, the homeowner should get a quote from a firm that did not perform the inspection. The conflict of interest is too easy to abuse.
