Other house mold belongs to remediation, which is a structurally different scope of work performed by trained contractors under containment. Knowing which side of the line a particular patch belongs on is the most important call a homeowner makes before reaching for the cleaning supplies. The Cleaning vs Remediation Distinction

Mold cleaning is the physical removal of visible growth from a surface using mechanical action and detergent. It is appropriate for small patches on non-porous or intact-painted surfaces with an identifiable moisture source. The job is bounded, the scope is clear, and a homeowner with basic PPE can perform it safely.

Mold remediation is a structured process that adds containment of the work area, HEPA-filtered air movement during the work, removal of colonized porous materials, drying to industry moisture benchmarks, and post-removal verification by an assessor. It belongs to trained contractors following the IICRC S520 standard. The job is structurally different from cleaning, not just larger.

What House Mold You Can Actually Clean

The patches that genuinely belong in the cleaning category share three characteristics: substrate, scope, and source.

Substrate: Non-Porous or Intact-Painted

Glazed ceramic tile, glass shower doors, sealed natural stone, finished metal fixtures, sealed countertops, and finished plastics all clean fully because the colony sits on top of the substrate with no entry into the material. Painted drywall with an intact paint film often cleans acceptably if the colony is fresh and the paint surface is not compromised.

Porous substrates do not clean reliably. Raw drywall paper, unsealed wood, ceiling tile, carpet, padding, fabric, and insulation with visible growth should be removed and disposed under EPA guidance rather than cleaned in place. Hyphae penetrate these materials below the cleanable layer.

Scope: Under 10 Square Feet

EPA puts the homeowner cleaning threshold at roughly 10 square feet, which is a patch about 3 feet by 3 feet. The number is not arbitrary. Set Up the Room

Close interior doors. Cover HVAC supply and return vents in the work room with plastic and tape to prevent spore movement through the duct system. Move furniture out or cover with plastic. Lay drop cloths under the work area. Have a sealed trash bag ready for waste.

Clean Mechanically

Wet the surface with a detergent-and-water solution. Standard household dish soap or laundry detergent is sufficient; EPA does not recommend specialty mold cleaners or bleach as the default. Use a stiff-bristle brush or non-abrasive scrub pad to mechanically break up and remove the colony. The mechanical action is the active ingredient; the chemistry only supports it.

Wipe contaminated solution into a disposable cloth or directly into the trash bag. Repeat wet-scrub-wipe cycles until the surface is visibly clean. Rinse with clean water if the substrate tolerates rinsing.

Dry Fully

Towel-drying is not enough. Set up a fan blowing across the cleaned area. Run a dehumidifier in the room if available, set to 40 to 50 percent relative humidity. Allow several hours minimum; 24 hours is better. A moisture meter confirms the substrate has returned to normal indoor moisture content.

Dispose Safely

Bag all contaminated materials inside the work area before carrying them out. Double-bag visibly heavy waste. Tie bags fully before leaving the room. HEPA-vacuum the floor of the work area if a HEPA vacuum is available; a standard household vacuum re-emits spores through its exhaust.

The Mistakes That Compromise Cleaning

Several common shortcuts produce results that look clean today and recolonize within months.

Skipping the Moisture Source

Using Bleach as the Default Cleaner

EPA does not recommend bleach as the working cleaner. The water component drives moisture into porous substrates while the chlorine evaporates without reaching hyphae. Bathroom Cleaning

Replace caulk if it shows yellow or brown discoloration after surface cleaning; the colony is inside the caulk material. After cleaning, verify the exhaust fan is actually ducted to the exterior (some are mistakenly ducted into the attic, which is a common attic-mold source).

Kitchen Cleaning

Mold on exterior walls behind furniture is condensation-driven. Cleaning helps cosmetically but the wall will recolonize each winter until the cold surface is addressed. Move furniture away from cold walls when possible; add insulation when remodeling.

Attic Considerations

Attic mold is almost never a homeowner cleanup. Attic remediation requires roof access, often containment in the attic, and source correction at the ceiling penetrations and exhaust ducting that drove the condensation. Bring in a professional.

The Mistake of Treating Cleaning as One-Time
