When to Do Radon Testing: Process Timing and Sequencing

The question “when to do radon testing” has two readings. One is calendar timing — what month or season is best. The other is process timing — at what point in homeownership, renovation, or transaction does the test belong. This guide focuses on the process-timing dimension and how to sequence radon testing against other home-maintenance and inspection events. This guide summarizes EPA and CDPHE guidance current as of 2026 and is not a substitute for direct professional consultation. The five process windows that matter

Five distinct moments in a home’s life make natural windows for radon testing. Each has different protocol requirements, different stakeholders, and different consequences for timing.

Real-estate purchase inspection contingency

Typically 7 to 14 days from contract acceptance. EPA real-estate protocol requires closed-house conditions, certified measurement professional, and chain-of-custody documentation. The CRM test is preferred for transactions because results are immediate and the device logs interference events. Charcoal canister or electret testing is also valid when the lab returns results within the contingency window.

Pre-listing seller test

30 to 90 days before listing. Allows time to install mitigation if results are elevated and to re-test before the home goes on the market. Sellers who pre-test and mitigate avoid buyer-side renegotiation later. Sellers who pre-test and get a good result can market the result as documentation.

Post-mitigation verification

14 to 30 days after radon mitigation system installation. EPA recommends this follow-up to confirm the system is working. Most certified mitigation contractors include a post-install test in their pricing or offer it as a $150 to $250 add-on.

Post-renovation retest

Within 6 months of completion for any renovation that touches the foundation, slab, basement, sump pit, or HVAC. The radon pathway changes when these systems are modified, and the previous test may no longer represent current conditions.

Routine biennial check

Every 2 years for homes that previously tested low, every year for homes with results between 2 and 4 pCi/L. The biennial schedule is EPA’s standard recommendation for ongoing monitoring.

Real-estate sequencing

In a typical Front Range purchase, the inspection contingency starts on day 1 with contract acceptance. The buyer’s agent coordinates the general home inspection for day 2 or 3. Radon testing usually starts on day 4 or 5 and runs through day 7. Results land by day 8 or 9. The buyer has until day 14 to invoke contingency clauses based on findings.

Pre-listing seller sequencing

Sellers in Colorado face the disclosure trap: a test result must be disclosed to buyers if the seller knows it. Sellers can either test and disclose, or never test and have nothing to disclose. The disclosure-avoidance strategy fails in practice because buyers test during their own contingency, and an elevated result surfaces anyway with the buyer now holding the leverage.

The pre-listing test 60 to 90 days before going on the market gives the seller maximum optionality. If results are good (under 2 pCi/L), the seller markets the result. If results are borderline (2 to 4 pCi/L), the seller can install mitigation pre-emptively and have a post-mitigation test in hand at listing. If results are high (above 4 pCi/L), the seller installs mitigation, re-tests, and discloses both the original and post-mitigation results — buyers see a problem identified and solved rather than a problem to negotiate.

Post-mitigation verification timing

A newly installed sub-slab depressurization system reaches steady-state operation within 24 to 72 hours of activation. EPA recommends a verification test starting at least 24 hours after activation. Most mitigation contractors return for the verification test 14 to 30 days after install — that interval allows soil-gas concentrations to stabilize under the new flow pattern and reveals any latent leaks in the sealing work.

The verification test should use the same protocol as the original test that triggered mitigation. If a charcoal canister was used initially, use a charcoal canister for verification. If a CRM was used initially, use a CRM. Comparing apples to apples produces the most defensible documentation. Post-renovation retest sequencing

Renovations that warrant a radon retest within six months of completion include basement finishing, foundation crack repair, sump pit modification, slab penetrations for new plumbing or electrical, HVAC system replacement or relocation, and any work that opens the building envelope to soil-gas pathways. Less obvious triggers include adding a whole-house humidifier (changes pressure dynamics), installing a whole-house fan (changes ventilation patterns), or sealing previously leaky areas of the building envelope (paradoxically can increase radon by reducing dilution).

The retest follows the same protocol as the original. Closed-house conditions, 48-to-96-hour duration for passive tests, ideally heating season for the most conservative reading. Routine biennial check sequencing

The EPA-recommended every-two-year retest is easy to forget. Two patterns help.

Bad times to test

Five conditions reduce test validity enough to defer.

Immediately after HVAC service or replacement. The system hasn’t reached steady state. Wait two weeks.

During active foundation work, basement renovation, or slab modification. The radon pathway is in flux. Wait until work completes.

During an extended vacancy. A home empty for two weeks with HVAC at vacation setpoints does not reflect normal occupancy. Test under normal-occupancy conditions or use EPA real-estate protocol with documented closed-house conditions.

When closed-house conditions cannot be maintained. A home with windows that won’t stay closed for 48 hours, or with occupants who must open the front door frequently for a young pet, cannot produce a valid short-term test. Use a long-term alpha-track detector or CRM instead.

New homeowners who skipped pre-purchase testing should test within the first 30 days of occupancy. Closed-house conditions are easy to maintain during move-in chaos because most windows stay closed anyway.
