The phrase “black mold” usually refers to Stachybotrys chartarum, the slimy dark-green-to-black colony that grows on cellulose-rich materials (drywall paper, ceiling tile, cardboard) after sustained water exposure. Remediating it follows the same IICRC S520 framework as any other mold cleanup — the species does not change the protocol — but the homes where Stachybotrys appears tend to have larger, more deeply embedded water-damage problems than the homes where Cladosporium shows up. This guide summarizes EPA, CDC, and IICRC guidance current as of 2026 and walks through both the DIY threshold and the professional protocol.

Stop the water first — non-negotiable

Stachybotrys is what mycologists call a tertiary colonizer. It only appears after a substrate has been wet for seven to ten days or longer. The visible colony is a downstream symptom of a moisture problem that has been running for at least a week. The remediation does not start with the mold; it starts with finding and stopping the water. EPA’s homeowner guidance allows DIY cleanup of visible mold growth under ten square feet — roughly a 3-foot by 3-foot patch — using detergent and water with N95, nitrile gloves, and eye protection. That threshold applies to all species including Stachybotrys. Above ten square feet, or whenever HVAC ductwork is potentially affected, EPA recommends professional remediation with containment, HEPA-filtered negative air, and post-remediation clearance testing.

The practical reality is that most Stachybotrys colonies in residential settings exceed ten square feet by the time they become visible. The conditions that produce Stachybotrys — sustained leaks at scale, finished-basement water damage, prolonged unaddressed roof issues — are not the same conditions that produce small isolated Cladosporium patches in bathrooms. Homeowners who find Stachybotrys covering a 1-foot by 1-foot patch on a known-isolated leak can DIY safely; homeowners who find it covering the back of a basement wall almost certainly cannot.

DIY remediation under the ten-square-foot threshold

If the visible growth is genuinely small and isolated, the cleanup is procedural. Ventilate the room with a window open and a box fan exhausting outward so spores travel outside rather than into the rest of the house. Put on PPE (N95, nitrile gloves, goggles, long sleeves). Mix detergent and warm water in a bucket. Use a stiff bristle brush to physically scrub the visible growth, rinsing the brush in fresh water frequently. What to remove vs. what to clean

Bleach is not the answer

EPA’s guidance recommends detergent and water as the primary cleaning agent, not bleach. On porous materials bleach is ineffective because the chlorine evaporates while the water carrier soaks deeper. On non-porous surfaces a diluted bleach solution (one cup per gallon of water) is acceptable as a sanitizer after the surface has been cleaned with detergent, but it is not a substitute for physical removal of contaminated porous material.

That said, Stachybotrys appearance reliably signals sustained water damage, and the underlying water exposure is itself a serious building issue.

Homeowners with respiratory conditions should consult their physician before doing any cleanup work and should default to professional remediation when there is doubt. PPE and timing decisions belong in a conversation with a doctor, not with a contractor.

After remediation: preventing recurrence

Stachybotrys returns when the moisture source returns. Keep indoor humidity below 60% RH. Address plumbing leaks within days. Maintain roof and flashing on schedule. Run bathroom exhaust fans during and after every shower. Check basements seasonally for seepage. How Stachybotrys grows — and why drying matters

Stachybotrys chartarum produces large, slimy conidia (asexual spores) that do not become airborne as easily as the lighter spores of Aspergillus or Cladosporium. The colony needs cellulose-rich substrate plus sustained moisture — typically seven to ten days of wet conditions before visible growth appears. The slimy spore structure is part of why Stachybotrys is sometimes called less of an air-quality threat than other indoor molds: the spores tend to stay on the substrate rather than circulating. Drying to below 16% moisture content

The 16% threshold is the industry benchmark for assemblies that will not support continued mold growth. Below 16% moisture content in wood, drywall, and most building materials, water activity drops below the level that fungi need to remain metabolically active. Drying typically requires three to seven days of dehumidification at 35-50% RH in the work zone, with directed airflow over wet surfaces and temperatures around 70 F. What about hidden Stachybotrys behind walls

One of the harder calls in Stachybotrys remediation is whether to open up additional drywall to check for hidden growth behind the visible patch. A useful guideline: if moisture meter readings on adjacent drywall exceed 16% moisture content, or if thermal imaging shows cool spots extending beyond the visible damage, the assembly behind those areas likely contains additional contamination and should be opened. If readings are normal and thermal patterns are uniform, the visible patch is likely the full extent. The expert call here often differentiates a good remediator from a great one. Opening too little leaves hidden contamination; opening too much expands the project unnecessarily. The visible leak gets fixed but the underlying condition that produced the leak remains — for example, gutter capacity is increased but the foundation grading still directs water toward the wall, or a single plumbing leak is repaired but the chronic high-pressure issue causing pipe stress continues. Verification of moisture source repair requires more than checking that the visible leak has stopped. It requires the homeowner or contractor to evaluate whether the underlying condition has been resolved, and to monitor the previously affected area for several months with periodic moisture meter checks to confirm dryness is sustained.
