Drywall paper face responds differently than gypsum core. Wood framing requires different treatment than painted surfaces. Wallpaper hides growth and almost always needs removal rather than cleaning. How to kill mold on walls — the substrate matters first

Step 1: Fix the moisture source first

This is non-negotiable. Mold cannot grow without water. A wall scrubbed spotless on Monday will regrow on Friday if the leaking pipe behind it still drips. Before cleaning anything, identify and repair the moisture source. Common sources include: failed caulk around bath fixtures, dripping supply lines under sinks, dishwasher door gasket leaks, condensation on cold exterior walls, roof leaks tracking down inside the wall cavity, sump-pump failures, and bath fans that vent into attics rather than outside.

Substrate protocols, step by step

Drywall paper face (small visible growth, intact paper)

Spray EPA-registered antimicrobial on the affected area and surrounding 6 inches. Let dwell for 10 minutes. Wipe with a damp cloth, applying gentle pressure to avoid tearing the paper. Let dry completely. Inspect for residual staining; if any remains, apply a stain-blocking primer (Kilz Original or Zinsser BIN) before topcoat paint. Drywall with damaged or heavy paper face

If the paper is torn, lifted, or shows heavy fuzzy growth covering more than a small area, replace the drywall section. Cut out the affected area plus 6 to 12 inches of margin using a drywall saw. Bag the cut material in plastic and seal before removing from the work area. Inspect the cavity behind, treat any wood framing, dry the cavity, install new drywall, tape, finish, and paint. If moisture mapping confirms the wall cavity is dry, surface cleanup is appropriate. Spray EPA-registered antimicrobial on the affected area. Dwell 10 minutes. Wipe with damp cloth. Let dry. Apply stain-blocking primer to prevent stain bleed-through. Topcoat paint. If cavity moisture is present, drywall replacement is the better protocol regardless of how the painted surface looks.

Wood framing inside the wall cavity

Exposed during drywall replacement, wood framing with surface growth should be HEPA-vacuumed first (HEPA filter captures spores rather than dispersing them), then scrubbed with detergent and water using a stiff brush. Rinse with clean water, dry thoroughly with fans for 24 to 48 hours, then treat with EPA-registered antimicrobial. Use a borate-based wood preservative on framing in areas with chronic moisture risk. Step 4: HEPA vacuum the work area

After cleanup, HEPA-vacuum all surfaces in the work area: floors, baseboards, window casings, and any adjacent walls.
