Checking for mold in house is less a one-time project and more an ongoing routine for homeowners who want to catch problems early. Once or twice a year, a structured walk-through with a flashlight and a couple of cheap instruments turns up moisture problems before they become visible mold. This guide walks through the routine, the tools that make it useful, the signals that should prompt formal testing, and the workflow if testing confirms a problem. Outdoor controls for any air test

Indoor spore counts are uninterpretable without a same-day outdoor control sample. Many common indoor genera are present outdoors at varying seasonal levels, and the outdoor reading sets the baseline. A 250 spores/m3 indoor reading might be normal (if outdoor is 1,000) or elevated (if outdoor is 25). Without the outdoor sample, the number is meaningless.

Reading the lab report

Spore-trap reports list genus-by-genus spore counts per cubic meter. Aspergillus and Penicillium are reported together. Cladosporium is typically the dominant outdoor genus. Stachybotrys, Chaetomium, Ulocladium, and Fusarium are water-damage indicator species that warrant attention at any indoor level.

The EPA does not publish numeric thresholds. Interpretation depends on the outdoor control comparison. Indoor counts that mirror outdoor patterns and run lower in magnitude are usually normal. Before booking, ask which accredited laboratory processes the samples, whether an outdoor control sample is included, whether the firm also performs remediation, and what the written report bundles. Walk away from any provider who refuses the outdoor control, pushes same-day decisions, or quotes a remediation cost before lab data returns.

Documentation for insurance and real estate

If the check feeds into an insurance claim, real-estate disclosure, or landlord-tenant dispute, the documentation standard is higher. Insurance adjusters expect a written report on professional letterhead, a lab certificate of analysis, an outdoor control sample, moisture readings with timestamps, and annotated photographs from a credentialed inspector.
