Asbestos Removal Work: What Homeowners Should Expect On Site

The Day Before: Containment Setup

Most residential abatement projects begin with a pre-job walkthrough and containment setup that happens hours before any actual removal. The crew typically arrives the day prior or the morning of removal to build the containment.

Critical barriers. Two layers of 6-mil polyethylene are stapled and taped over all door openings, windows, HVAC registers, and any wall penetrations leading out of the work area. The intent is to prevent contaminated air from leaving the containment by any pathway other than the HEPA-filtered negative-air machine.

The three chambers are the dirty room (where workers remove contaminated suits), the shower stall (where workers wash before exit), and the clean room (where street clothes are stored). Negative-air HEPA filtration. One or more HEPA-filtered negative-air machines are placed inside the containment with the exhaust ducted outdoors. This means any air leak goes inward rather than outward, keeping fibers from escaping.

Workers don the PPE in the clean room of the decon, work through the shift, and remove PPE in reverse order in the decon’s dirty room. The suit and bootie covers are bagged as contaminated waste at the end of each shift or each entry.

The Removal Itself: Wet Methods

The single most important technique for fiber suppression is wet removal. The asbestos-containing material is sprayed with amended water β€” water mixed with a surfactant like a few drops of dish detergent β€” before and during removal. The amended water penetrates the material better than plain water, keeping fibers from going airborne.

For popcorn ceiling texture, the technique is to spray the texture, let it soak for 5-10 minutes, and scrape it off into a poly-lined trash container. For pipe insulation, the wrap is wetted, slit, and removed in intact sections that are immediately bagged. For vinyl floor tile, the tiles are scored, lifted, and bagged; the mastic underneath is scraped wet and bagged separately.

The crew works in waves β€” wet, remove, bag, move on β€” so that contaminated material is in sealed bags within minutes of removal rather than sitting in open piles. Decontamination at the End of Each Shift

Workers exit through the three-stage decon at every break and at the end of every shift. The protocol:

Dirty room: Remove the outer suit and bootie covers, bag as contaminated waste. The respirator stays on.

Shower: Step into the shower stall, still wearing the respirator. Rinse the respirator’s exterior, then rinse the worker thoroughly. Remove the respirator while in the shower so the worker is fully decontaminated before any air-exposed surface is exposed.

Clean room: Towel off, redress in street clothes, exit through the clean door. The respirator goes into a labeled container for cleaning or replacement.

Post-Removal: Final Visual and Air Clearance

After the asbestos has been removed and the surfaces wiped down with wet methods and HEPA-vacuumed, the containment cannot be torn down immediately. Two clearance steps come first:

Final visual inspection. A third-party inspector β€” not the abatement contractor β€” walks through the containment and verifies that all asbestos-containing material has been removed and that no visible dust, residue, or debris remains. A residual film of dust on a surface fails the visual.

Final air clearance sampling. For Class I projects above a threshold quantity, the third-party inspector takes air samples inside the containment using aggressive air-stirring β€” typically a leaf blower run through the room to resuspend any residual fibers. Samples are analyzed by phase-contrast microscopy (PCM) or by transmission electron microscopy (TEM) for clearance. Only after the visual passes and the air results come back below clearance does the contractor tear down the containment, bag the poly sheeting as contaminated waste, and exit the site.

What Compliant Work Looks Like to a Homeowner

Homeowners observing the project from outside the containment cannot directly verify each procedural step, but several visible signals indicate compliant work:

Decon trailer or built decon structure with three distinct chambers. A two-chamber setup or a setup without a shower stall is not compliant.

Continuous noise from HEPA negative-air machines. If the machines are switched off during removal, containment integrity is compromised.

Workers in full Tyvek suits and respirators every time they enter the containment. If workers exit in street clothes or in suits but without respirators, they are not following the decon protocol.

Bagged waste staged outside the containment with proper labels. Unlabeled bags or bags in standard contractor trash containers indicate disposal will not follow NESHAP rules.

What Workers Do Between Removal Passes

Asbestos abatement is not continuous heavy labor. The work alternates between active removal phases and lower-intensity transition phases:

Wet-down and saturation. Before removing each section, workers spray the asbestos with amended water and wait 5-10 minutes for full saturation. The waiting time is mandatory β€” dry removal generates 50-100x the airborne fiber count of wet removal. This phase looks slow but is doing the most important work in the project.

Bag-and-stage. After a section is removed, workers double-bag the material, label both bags, and stage the sealed bags in a designated area inside the containment. Heavy bags (50 lb max in most jurisdictions) get rotated out to the bag-out chamber on a defined schedule.

Surface wipe-down. Each removed section gets a wet-wipe and HEPA pass before adjacent sections are addressed. This prevents fiber recontamination of cleaned surfaces as the work progresses.

Equipment maintenance. HEPA negative-air machines and HEPA vacuums require periodic filter checks during long shifts. A clogged primary filter reduces airflow and can compromise containment integrity. Filter status is logged.

Decon transit. Every entry and exit through the three-stage decon takes 5-10 minutes. Workers typically take 2-4 decon cycles per shift for breaks, equipment retrieval, and lunch.

The Worker Training Hierarchy
