The 10 Categories a Comprehensive Home Buyer Inspection Checklist Contains
Every credible inspection standard, from the ASHI Standard of Practice to the InterNACHI Residential Standards, organizes the visual inspection around the same ten systems. The labels vary by document, but the categories converge in nearly every published checklist used by working inspectors in the United States.
The ten categories are roof, exterior, foundation and structural, plumbing, electrical, HVAC, interior, attic, basement or crawlspace, and built-in appliances. A few standards add a separate site or grading section, and some fold attic into roof, but the count lands at ten for most working checklists. Inspectors typically deliver a report that is organized in the same order, which gives buyers a predictable reading path from outside-in.
The InterNACHI Residential Standards of Practice describe the scope each inspector must address as a minimum, and the ASHI Standard of Practice covers similar ground with slightly different phrasing. Both organizations publish the standards openly, which means a buyer can read the same document the inspector is working from before the inspection date arrives. Reading the standard ahead of time also helps a buyer understand the limits of the inspection: visual only, accessible areas only, no destructive testing, no warranty.
Roof
Roof inspection covers shingle or membrane condition, flashing at penetrations and walls, gutter and downspout condition, and visible signs of past leakage on the underside where the attic permits a view. Inspectors document age estimates based on shingle wear patterns and material type. A typical asphalt shingle roof lasts 20 to 25 years in Front Range conditions, and hail damage from a single summer storm season can shorten that meaningfully.
The roof category also captures chimney condition, skylight seals, plumbing vent flashing, and the presence or absence of ice and water shield at eaves. In the Front Range, hail impact bruising is common enough that many roofs have been replaced via insurance claims rather than wear-out replacement, and the buyer should ask the seller for the date and the contractor name where available.
Exterior
The exterior category includes siding, trim, soffit and fascia, exterior doors and windows, decks and porches, walkways, driveways, and the grading and drainage immediately around the foundation. Inspectors look for caulking failures, wood rot at horizontal trim surfaces, slope-toward-house grading, and missing kickout flashing at roof-wall intersections. The exterior also covers any retaining walls within ten feet of the home, the irrigation lines that pass under driveways, and the condition of any window wells at basement windows.
Window-and-door evaluation includes operability checks on a representative sample, not every opening. Inspectors verify that primary egress windows in bedrooms open, that exterior doors latch and seal, and that any storm door closure mechanisms function. Cracked glazing, failed double-pane seals indicated by fogging between panes, and missing or damaged window screens get noted as well.
Foundation and Structural
Foundation inspection covers visible cracks in poured concrete or concrete block, evidence of past water intrusion, and any indicators of differential settlement. The category also covers framing visible from the basement or crawlspace, including beam sizing, bearing wall locations, and any visible repairs or modifications. Plumbing
Plumbing covers supply lines visible from accessible locations, drain lines, fixtures, water heater age and condition, and main shutoff location. Inspectors note the supply material (copper, PEX, galvanized, polybutylene) and flag any galvanized or polybutylene runs because both materials have known failure histories. Galvanized supply lines installed before about 1960 are nearing or past their useful life, and polybutylene installed between roughly 1978 and 1995 has a well-documented failure record that often warrants full replacement budgeting.
Fixtures are tested by running water at every accessible faucet, flushing every toilet, and running the dishwasher and washing machine connections briefly. Drain function is checked by watching for slow drainage, gurgling, or backflow. The water heater is documented by tank type, fuel source, age based on the manufacturer date code, and the condition of the temperature and pressure relief discharge line.
Electrical
Electrical inspection covers the service panel, service entrance, branch circuits visible at outlets and switches, and grounding and bonding. Inspectors note panel manufacturer because certain panels (Federal Pacific Stab-Lok, Zinsco, some early-1970s Pushmatic) have known safety issues that often warrant immediate replacement budgeting after closing.
Outlet testing usually involves a representative sample with a three-light tester, plus dedicated GFCI testing in kitchens, bathrooms, garages, and exterior outlets where current code requires them. AFCI breaker presence is noted on newer panels. The inspector documents the service size in amps, the meter base condition, and the condition of any exterior service mast. HVAC
The heating, ventilation, and air conditioning category covers the furnace or boiler, the AC condenser, the ductwork visible from accessible locations, and the venting for combustion appliances. Inspectors document age, brand, model number where visible, and any visible cracking on heat exchangers where view permits. A combustion analysis with a flue gas analyzer is typically outside the standard inspection scope and is handled by an HVAC contractor on referral.
Inspectors operate the system in normal cycles (heat in winter, cooling in summer when ambient temperatures permit), check temperature splits at supply and return, and confirm the thermostat communicates with the equipment. Filter condition, condensate drainage at the AC coil, and any obvious refrigerant line damage are noted. Boiler systems get an additional pressure-gauge reading and expansion-tank check.
Interior, Attic, Basement, and Appliances
The remaining four categories cover interior surfaces and finishes, the attic insulation and ventilation, the basement or crawlspace condition, and the built-in appliances tested for operation in normal cycles. Built-in appliances usually include the range, oven, dishwasher, built-in microwave, and any built-in refrigeration. Portable appliances are typically excluded from the inspection scope.
Attic inspection covers insulation type and approximate R-value, ventilation balance between intake and exhaust, the underside of the roof sheathing for staining or daylight, and any evidence of rodent or pest activity. Basement and crawlspace inspections cover moisture indicators, sump pump condition where present, dehumidifier operation if installed, and the rim joist insulation.
Which Categories Matter Most for Which House Types
This is where the checklist stops being one document and starts being three. The age, construction type, and ownership structure shift the priority list materially, and a buyer who treats every section with equal weight on every property type is reading the report inefficiently.
Pre-1980 Homes: Roof, Electrical, Plumbing First
For homes built before 1980, three categories carry outsized weight. The roof has often been replaced once or twice but the underlayment and decking may be original. The electrical service is frequently undersized for modern loads (100-amp service was standard when 200-amp is now common), and the panel may be a problem brand. The plumbing may include galvanized supply lines now reaching the end of useful life, and any pre-1986 home falls under federal lead solder rules even if the supply material is copper.
Pre-1978 homes also bring the lead paint and asbestos question into the buyer conversation. New Construction: Walk Through But Trust Less Than Buyers Expect
New construction inspections feel anticlimactic because the systems are uniformly new, but the checklist categories still apply. Buyers who skip the inspection on a new build because everything looks fresh miss the items that matter most on new homes: framing defects hidden behind drywall, missed insulation gaps, plumbing rough-in errors that show up after the first freeze, and grading that does not drain water away from the foundation. Appliance ages are obvious (zero), so that category compresses, but the workmanship questions expand.
The pre-drywall inspection is a separate visit during framing and is highly valuable on new construction because the framing, electrical rough-in, and plumbing rough-in are all visible before insulation and drywall close them off. Most production builders allow it on request even when not contractually required.
Condominiums: HOA-Shared vs Unit-Boundary Lines
Condominium inspections collapse roughly half the checklist categories because the HOA owns and maintains them. Roof, exterior, foundation, and often the building HVAC are HOA responsibility. The buyer is purchasing the inside-the-paint envelope of the unit, which means the inspection focuses heavily on interior finishes, in-unit plumbing fixtures, in-unit electrical from the unit panel forward, and any in-unit HVAC equipment.
The complication on condos is what the HOA does NOT maintain. Reviewing the HOA reserve study and recent assessment history is part of the buyer due diligence even though it sits outside the inspection itself. A 50-unit building facing a $40,000-per-unit roof assessment changes the math regardless of how clean the inspection report reads. Buyers should also confirm whether windows are HOA-owned (most older condo declarations) or unit-owned (some newer ones), because that line determines who pays for failed double-pane seals.
How a Buyer Uses the Completed Checklist
The completed report is not a pass-fail document. It is a conditions document. The buyer reads it three ways: items that affect immediate safety, items that represent near-term repair costs, and items that are simply observational notes about an aging system. Inspectors generally do not provide repair cost estimates because they are not contractors, but they will identify the items significant enough to warrant a follow-up specialist evaluation.
The next conversation after the report arrives is with the buyer agent about what to request from the seller. Re-negotiation requests are not made on every flagged item. They are made on the items that materially shift the price, the timeline, or the safety profile of the home.
